Full-time Maintenance Tech
Maintenance: We are currently accepting applications for Full-time Facilities Maintenance Tech:
PURPOSE OF JOB: The Facility Maintenance Technician (FMT) is a member of the Facilities department supporting achievement of the mission: “to provide the finest atmosphere for retirement living and to allow residents to be as independent as possible, yet free to use the communities, services and amenities as they wish-all at the most reasonable cost, commensurate with the offering of 1st Class Quality Services”. The FMT will report to the Facility Manager and participate in overseeing & maintaining the Army Residence Portfolio of 195 high rise units & 186 cottages, Health Care Center of residential property space within the ARC Community. The responsibilities include assisting with day to day maintenance & operations of department & staff in order to maintain a quality infrastructure.
DUTIES & RESPONSIBILITIES:
The services listed below are not all inclusive; however, they are indicative of the types of services normally performed by the Facility Maintenance Technician.
Preventative Maintenance:
1. Performs preventive maintenance procedures on basic level systems and equipment to facilitate uninterrupted service and to ensure safe and reliable operation of equipment.
* Provide operational excellence and monitor the following goals consistently:
* Support the day to day functions within the maintenance department, by adhering to and completing preventative maintenance schedules
* Ensure resident satisfaction in ARC accommodation by addressing work orders, complaints and other reported concerns within specified agreed times
* Equipment includes, but is not limited to following trades: carpentry, electrical, fire safety, HVAC, grounds, painting, and plumbing.
2. Accounts for personal tool inventory by following departmental procedures to ensure safety of patients and employees. Assists in maintaining inventory of tools, equipment and supplies.
3. Must be organized and provide exceptional customer service in support routine work orders via Work Order program, preventive maintenance, to include special facility projects and plans
4. Ability to follow instructions: work from drawings, diagrams, or blueprints and to communicate effectively & provide written report feedback on findings on related problem or issues.
5. Ability to prioritize & manage multi-functional tasks / work orders
6. Understand & follow oral & written instructions to work effectively under pressure & against strict time constraints
Maintenance Repairs & Plumbing:
· Maintain smoke detectors, repair door hinges, garage doors (replace remote control batteries)
· Plumbing will consist of: Repair faucets, unclog/repair toilets, refrigerator water lines, dishwasher
· Appliances will consist of: Repair appliances ranging from refrigerators, ranges, OTR Microwave, dishwashers, washer & dryers, water heaters, garbage disposals, vacuum cleaners and housekeeping equipment
· Doors will consist of: Repair window & front/rear doors & door screens,
· Maintains key control systems and participates in re-keying of facility, assist with re-key locks, as requested
· Document all calls, requests & charges from residents
· Replace burned out light bulbs with LED replacements, broken globes, in units & throughout the exterior of the property, as needed.
· Identifies & Reports condition of property in general and reports any risk related circumstances to Supervisor
· Communicates with other department heads, regarding the provision of repair and maintenance, janitorial property and supplies and similar administrative and general services requirements in response to the day-to-day and specialized needs of their respective departments.
· Monitors operations and performance of contracted construction companies, repair shops, maintenance agencies, and other external service providers engaged by the institution.
· Notifies Manager, as directed, regarding any supplies necessary to complete service requests.
· Must follow company procedures regarding safety and emergencies.
· Must attend employee meetings and training seminars
Mechanical Repairs:
· Mechanical will consist of: Replace A/C Filters, monitor HVAC Systems, preventative maintenance
Pool Maintenance:
· Experience installing, troubleshooting, and repairing pool equipment.
- Perform minor plumbing and electrical repair.
- Vacuuming, Skimming, Brushing pools
- Maintaining chemical levels, & salt systems/chlorine generators

· Valid, current Driver’s License. & Vehicle Insurance as (This position may be required to drive an ARC owned vehicle &/or golf carts)

· Must wear company uniform and badge during work hours Professionally dressed: Neat, Clean appearance whilst wearing company uniform.
· Ability to work well in Team environment with wide range of cliental and departments.
· Hours are Mon – Fri (8 – 4:30) or as needed by the ARC, schedule may change as the needs of the ARC require. May be necessary to work weekend on occasion. Must be willing to work overtime if needed
· Attends work on a regular basis and may be required to work a specific shift schedule, extended shift and/or overtime in accordance with ARC Guidelines and performs other duties as assigned
· Rotation of on-call and shift coverage is evenly distributed among all Facility Maintenance Technicians.
· High level of accuracy and attention to detail to ensure repairs & quality of work are completed in a timely manner.
· Must be flexible regarding work assignments
· Comply with OSHA standards & Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials.
ENVIRONMENTAL & PHYSICAL WORKING CONDITIONS:
- Must be able to withstand working office environment & outdoors in a variety of Texas weather conditions
- Constant climbing (ascending, descending) ladders, stairs, scaffolding, ramps, poles, etc., to include using feet, legs, hands, arms
- Move & work safely & effectively in tight quarters such as crawl spaces e.g. Above ceilings, attics and below floors
- Must be able to sit, stand & walk for long periods of time as required by task
- Must be able to lift, push or pull 30 - 50 lbs., kneel, stoop and bend for assisting & moving furniture, appliances correctly and safely without damaging the appliance or unit
· Ability to maintain equilibrium to prevent falling from high places or when walking, standing or crouching, Body dexterity is vital.
- Ability to Speak, smell, hear & exercise visual acuity
Job Type: Full-time
Pay: $19.57 - $23.69 per hour
