PRICE REALTY CORPORATION, a Texas based property management company, is looking for an experienced Director of Property Operations to lead the operations of a multi-million-dollar, multifamily portfolio comprised of garden and mid-rise apartment home communities.
The Director of Operations will be responsible for managing, coordinating, operating and facilitating operations in our multifamily portfolio. This position is responsible for all aspects of the company’s operations with particular emphasis on policy, legal and fiscal budgetary compliance, maintenance of the Company’s properties, and capital expenditures.
PRIMARY RESPONSIBILITIES:
- Achieve the highest possible portfolio cash flow through implementation of effective revenue improvement, successful collections, effective staffing, and cost control programs.
- Prepare and monitor executive business plans, sales and marketing plans, annual operating budgets.
- Review property financial performance throughout the month to ensure performance is in line with budget. Communicate performance concerns with the Executive Team immediately.
- Develop a detailed understanding of market condition for the portfolio and communicate market changes and conditions to the Executive Team.
- Effectively negotiate contracts finding best quality and pricing in the market.
- Manage and oversee capital projects to ensure projects are completed on time and within budget.
- Oversee the execution of pricing and renewal strategy for each property to maximize collected net effective rent growth and cash flow.
- Assist in the due diligence of new property acquisitions.
- Physically inspect properties on an ongoing basis documenting employee performance, physical conditions, and monitoring quality control of vendor’s work.
- Provide effective training, guidance, and motivation to the Regional Team to enable performance of his or her fullest potential.
QUALIFICATIONS:
- Bachelor's degree required, preferably in Business, Real Estate, Finance, or other relevant field.
- A minimum of ten (10) years of progressive related multi-family and portfolio management experience required.
- Knowledge of laws and standards that apply to property management, such as Fair Housing Laws, Landlord-Tenant Law, OSHA Standards, local and state building codes.
- Proficient in Microsoft Office Suite, OneSite and other relevant software applications.
- Excellent leadership skills and proven ability to build, develop and motivate teams.
- Proactive, well-organized, and results-oriented with the ability to lead and participate in multiple projects simultaneously in a fast-paced environment.
- Excellent oral and written communications skills.
- Availability to work flexible hours as required and to be on-call in response to emergency situations.
- Travel is required up to 35% (Valid driver's license required.)
