Job Title: Maintenance Dispatcher
Position Overview:
People’s Choice Apartments is seeking a highly organized and dedicated Maintenance Dispatcher to join our Maintenance & Operations team. As the frontline of our maintenance department, you will play a crucial role in coordinating and dispatching maintenance requests, ensuring our properties remain in top condition, and our tenants are satisfied. Location: Jacksonville, FL (In-person)
Type: Full Time (40 hrs per week)
Salary: $23 - $25 per hour

Responsibilities:
- Request Coordination: Efficiently manage incoming maintenance requests, logging, and prioritizing them in our ticketing system.
- Dispatcher Operations: Assign and route maintenance tasks to appropriate staff or contractors based on urgency and expertise.
- Communication: Act as the key communication link between tenants, property management, and maintenance personnel, ensuring updates and feedback are provided promptly.
- Vendor Relations: Manage relationships with contractors and vendors, ensuring services meet our standards of quality and cost-effectiveness.
- Record Keeping: Maintain detailed records of maintenance requests, actions, and outcomes. Utilize data for reporting on maintenance activities.
- Continuous Improvement: Contribute to the enhancement of maintenance processes for increased efficiency and effectiveness.
Requirements:
- Must have experience in property management, home services, or construction management and coordination.
- High school diploma or equivalent; additional certification or training in property management or a related field is a plus.
- Proven experience in a dispatcher role, preferably in property management or a related field.
- Familiarity with Rent Manager software is a PLUS.
- Strong organizational and multitasking abilities with attention to detail.
- Excellent communication and interpersonal skills.
- Basic technical knowledge of maintenance procedures and requirements.
- Ability to solve problems and make decisions under pressure.
- Customer Service oriented with a focus on tenant satisfaction.
Success Metrics:
- Response time: Average time from maintenance request receipt to dispatch.
- Resolution Time: Average time from dispatch to task completion.
- Tenant Satisfaction: Tenant satisfaction scores related to maintenance issues, measured through surveys.
- Cost Efficiency: Maintenance cost per unit, aiming for reductions through efficient contractor use and minimizing repeat issues.
- Compliance: Adherence to all safety and operational regulations in the execution of maintenance work.
