WGP Facilities Maintenance Coordinator
GENERAL SUMMARY
The Facilities Maintenance Coordinator will be responsible for planning & maintaining Watco Greens Port facilities, including but not limited to building and grounds maintenance, repairs, special projects, and coordinating activities & services to ensure efficient & safe operations. The Facilities Maintenance Coordinator will also provide administrative support functions, monitor, and track facilities maintenance expenditures, budget, and vendor/contractor services. Assists with creation of and maintaining of files, inventory and assists in a variety of administrative support tasks in support of the WGP Facility Maintenance Dept. as needed / when required.
ESSENTIAL DUTIES & RESPONSIBILITIES
The following duties are examples of assignments performed by the individual who will be responsible for providing support to the WGP Facility Maintenance Dept. It is not a totally comprehensive list of duties, nor is it restrictive regarding job assignments. Duties may include, but are not limited to, the following:

Coordinate all maintenance work to properly maintain WGP Buildings, Roads, and Grounds.
- Establishes and maintains documentation, records, files, filing systems, logs and etc.

Evaluate maintenance requests, sets priorities and process work assignments.
- Plans, organizes, staffs, directs, and assist in the control of the day-to-day operations of the department and/or vendor-contractor services.

Work with vendors, contractors, WGP Tenants, Watco Dept. Managers to ensure timely completion of repairs and maintenance task.

Will maintain job records/logs of maintenance activities and prepares reports as needed.
- Ensures compliance with all regulations, codes, permits, licenses related to building and grounds safety and maintenance.
- Maintains accurate and thorough records including preventative maintenance and building inspections records.

Ensures that all Watco policies and procedures are followed related to the performance of the maintenance function.
- Establishes and communicates the level of quality and safety expected in the performance of maintenance tasks.

Build and maintain positive working relationships with Watco team members, WGP Tenants and its contractors/vendors using principles of good customer service.

SKILLS:
- Adheres to assigned work schedule as outlined in the assigned department and Watco attendance policies and procedures; ensures all behaviors comply with Watco personnel rules and regulations.

Maintain efficiency and productivity throughout the work day.
- Proficient with office machines & their operation, including using computers (MS Office/MS 365 App. and etc.).

KNOWLEDGEABLE:

Construction drawings (architectural, structural, plumbing, excavation), diagrams and etc.

Use principles of effective office safety including use of equipment in a proper and safe manner, use of preventative personal ergonomic techniques, and maintenance of safe housekeeping in personal and common workspaces.

REASONING ABILITY: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Ability to understand and follow written (including read & write) and verbal directions/instructions given in the English language.
MINIMUM QUALIFICATIONS

High School diploma, General Education Development (GED) or equivalent
LICENSE AND CERTIFICATES
-
Must possess valid driver’s license and be insurable by company insurance provider to drive and operate company vehicles and equipment as necessary.

TWIC Card (and/or the ability to obtain a TWIC Card).
PHYSICAL REQUIREMENTS

Hearing and speaking to exchange information in person, over the telephone and/or through e-mail.
- Dexterity of hands and fingers to operate a computer keyboard.
- Occasionally required to walk, stand, kneel, or crouch.

Sitting or standing for extended periods of time.
- Lift and carry boxes weighing up to 20 pounds.
WORKING ENVIRONMENT

Industrial Park setting:

80% indoors (office)
- 20% Outdoors throughout Watco Greens Port Industrial Park

Severe Weather and other Emergency Conditions:

Unless otherwise directed, is expected to report for and remain at work as scheduled regardless of weather conditions or other emergency situations.

This position is considered essential to the continued operation of the Watco Greens Port Facility and there may be/could be a requirement during those events whether pre-, intra-and/or post-event periods to carry out the roles & responsibilities assigned to the WGP Facilities Maintenance Coordinator.
