SUMMARY OF POSITION:
The Property Manager is responsible for the day-to-day operations of the RV Park. They manage the database (Campground Master), and the necessary reporting on the Daily Deposit Spreadsheet. They ensure high quality customer service at the park and help guests get situated in their site. They offer camping accessories for sales and dispense propane. They perform general maintenance, janitorial and groundskeeping duties to ensure that the services provided to the guests are available, and the grounds are clean, and systems are working properly. They manage guest conflicts, when necessary, up to and including ejection from the park.
SUPERVISORY DUTIES:
The Property Manager is responsible for overseeing the Guest Services Clerks and subcontractors hired for maintenance and repairs.
DUTIES & RESPONSIBILITIES:
Key Result Area #1: Administration
- Proficient managing and maintaining Campground Master and train the staff to use the database.
- Print daily reports from CM and input sales data on the Daily Deposit Spreadsheet.
- Manage all cash on site, i.e. petty cash, ATM machine, coin dispenser, laundry machines and vending machines.
- Oversee check-in/check-out and collect payments in compliance with cash handling, credit card processing and accounting policies and procedures.
- Ensure the arrivals checklist is updated daily and inconsistencies are investigated immediately.
- Pre-register and make reservations.
- Complete follow through of fines and penalties, no-shows, late cancellation charges and cancel site reservations.
- Stock, order and receive supplies for the RV Park facilities.
- Perform other duties as assigned.
Key Result Area #2: Personnel
- Responsible for supervision and covering shifts of RV Team Members.
- Ensure staff are on time and at work when scheduled (including breaks) and are clocking in and out of UKG.
- Ensure all team members adhere to employment policies and procedures.
- Provide and maintain a positive and safe work environment.
- Attend safety and operational meetings as scheduled and conduct staff meetings as needed.
Key Result Area #3: Customer Service
- Welcome all guests in a friendly manner and ensure they have an enjoyable experience while adhering to the park rules.
- Responsible for all guest services and orientations, reservations, phone calls, and e-mails.
- Assist guests with parking their RV’s.
- Offer camping accessories for sale and dispense propane.
Key Result Area #4: Maintenance
- Perform regular inspections of property, repair and report maintenance of property and equipment as necessary.
- Perform janitorial and housekeeping services of the bathrooms and common guest areas.
- Ensure care of and cleanup of pet walk areas.
- Mow, trim and care for grass areas.
- Maintain and repair irrigation and sprinkler systems.
- Maintain and cleanout RV septic and sewer systems.
- Perform general maintenance of trees and leaves.
- Ensure winter snow removal and walkway safety maintenance.
QUALIFICATIONS:
- High school diploma, GED, or equivalent.
- Two (2) years of prior training and maintenance experience required.
- Able to work evenings and Saturdays when covering for staff.
- Strong Interpersonal skills - exercise gentleness and humility when communicating with staff and guests.
- Good communication skills including written, verbal and instructional.
- Computer literate (Word, Excel, Outlook); able to complete documents, and accurately record information.
- Criminal and financial background check clearance – required.

EDUCATION/EXPERIENCE:
AA Degree or better in a business or accounting related field of study, and Accounts Payable or Receivable experience.
Job Type: Full-time
Pay: $21.00 - $25.00 per hour
Expected hours: 40 per week
