Director of Real Estate and Facilities

Mckinney Trailer Rentals, a leading provider of semi-trailer rentals and leases throughout the United States, is seeking an experienced and dynamic leader to join our Tacoma, Washington corporate office as our Director of Real Estate and Facilities.
As Director of Real Estate and Facilities, you will be responsible for managing all aspects of the real estate side of our business. In addition to the ongoing management of our portfolio of leased and owned real estate assets (consisting of over 40 branch locations, corporate offices, and industrial outdoor storage facilities), you will have the opportunity to work closely with Mckinney’s Executive Leadership Team to develop and execute strategic plans to facilitate our company’s growth.
KEY RESPONSIBILITIES:
Portfolio/Asset Management:
Lease Management:
- Manage landlords and property management firms/agents of landlords to ensure compliance with lease terms and conditions, including but not limited to rent payments, operating expenses, and maintenance obligations.
- Maintain an accurate lease database, and track and advise upper management on all upcoming lease extension deadlines, lease expiration dates, and other critical dates.
- Negotiate all new leases and subleases on behalf of the company.
Facilities Management:
- Develop and oversee a facilities management program.
- Create a facilities maintenance checklist for periodic cleaning, preventive maintenance, and repair of Mckinney’s yards, buildings, and building systems. Hold branch management accountable on checklist items and make sure they are completed timely.
- Develop and manage our maintenance and repair vendor network. Negotiate rates with vendors, manage service contracts with vendors, and develop and implement cost savings initiatives.
- Visit branch locations periodically to ensure cleanliness and identify potential maintenance, repair, and safety issues.
- Manage renovation projects.
- Ensure branch compliance with environmental and fire/life safety requirements.
Sustainability:
- Identify opportunities to participate in sustainability/green energy programs. Manage compliance with these programs and take advantage of all associated tax credits and other incentives.
Yard Capacity Management:
- Understand total number of trailers that can be stored at each Mckinney yard.
- Stay in regular contact with branches to understand expected trailer returns and other potential yard capacity issues.
- Manage process for leasing overflow yards and finding alternative trailer storage options when branches are getting close to full capacity.
Strategic Planning; Real Estate Acquisition and Development:
- Market Research:
- Analyze market trends and advise upper management on making buy vs. lease decisions, determining whether to renew or extend a lease, etc.
- Evaluate potential new markets and assist in developing and refining strategies for expansion.
- Develop and manage relationships with industrial real estate brokers.
Acquisitions:
- Manage real estate broker network and source real estate acquisition opportunities.
- Negotiate purchase and sale agreements with sellers.
- Oversee the due diligence process for new real estate acquisitions. Engage consultants/vendors to prepare ALTA Surveys, Phase I environmental site assessments, and geotechnical reports. Review and analyze third party reports and make recommendations on action items/potential issues to upper management.
- Coordinate with real estate lenders on due diligence matters.
Development Projects:
- Collaborate with Operations and Service Departments to design new maintenance shop/office facilities.
- Select and manage relationships with design professionals (architects), civil engineers, and contractors.
- Work with land use consultants and governmental authorities to obtain all needed land use approvals/entitlements for each project.
- Manage contractor invoices and draw requests, obtain and review lien waivers, and otherwise manage construction process.
QUALIFICATIONS:
- Bachelor’s degree in real estate, Business Administration, Finance, Accounting, or a relevant field.
- Proven track record of developing and executing successful real estate strategies that align with business objectives.
- Proficient in financial analysis, budgeting, and cost management, with a robust financial acumen.
- Exceptional negotiation and communication skills
- Strategic mindset, innovative thinking, and the ability to drive change and influence decision-making.
- Strong leadership capabilities with the ability to manage a team and lead complex projects.
COMPENSATION:
The salary range for this role is set between $110,000 to $150,000, subject to various factors such as the candidate's expertise, qualifications, specific degrees or certifications, previous work history, market conditions, and other pertinent considerations.
