New Destiny Housing Corporation is a nonprofit organization in New York, NY. We are professional and agile and our goal is to New Destiny’s mission is to end the cycle of domestic violence and homelessness for low-income families and individuals by developing and connecting them to safe, permanent, affordable housing and services. To achieve its mission, New Destiny builds and manages housing with on-site services; offers innovative programs that assist survivors in finding and retaining affordable housing; and works to expand access to permanent housing resources for survivors. New Destiny is the largest provider of supportive housing for domestic violence survivors in New York and is a leading advocate in the effort to obtain the resources needed to end family homelessness in New York City.
The Director of Property Management is responsible for overseeing the management of all properties and ensuring that the properties are managed and maintained consistent with the financial, physical, and regulatory goals and standards of New Destiny Housing. The Director of Property Management oversees the provision of services provided to New Destiny Housing residents. The Director of Property Management ensures all personnel of the Property Management Department are fully supported, trained, and embrace the organization’s mission of providing trauma-informed care-based property management services.
Duties and Responsibilities
New Destiny is staffed by an extraordinary group of hard-working professionals who are fully committed to our mission to end the cycle of homelessness and abuse. We believe all staff working with our tenants and clients, starting with our social services team but including building staff and management, should receive trauma-informed training and be committed to helping our survivors find stability. New Destiny is building its own property management department and as such is seeking a Director of Property Management who can bring significant experience to help shape this new position and set us up for success with managing our buildings. The responsibilities include:
Asset Management
- Plan and oversee the lease-up and set-up of new properties and filling vacancies at all properties in a timely manner.
- Review vacancy reports, monitor resident income re-certifications, supervise the provision of a variety of additional analytical/statistical reports on the operation of the department, program compliance, State, City, and Federal required forms, and other activities within the portfolio.
- Oversee the violations process (HPD, DOB, DOS, FDNY, etc.) and coordinate mitigation of fees. May be present in court at times.
- Work with the property management team and consultants to manage capital needs projects, inspections, and local law work.
- Oversee and audit the use and accuracy of the property management software. Ensure all staff are trained in the usage of the system. Be the point person for troubleshooting with third-party software vendors.
- Oversee lease enforcement process, ensuring all lease agreements are properly executed and enforced, and that rent, and fees are collected in a timely manner.
- Develop and implement marketing and leasing strategies, alongside leasing staff, to achieve high occupancy rates.
- Ensure that all building permits, licenses, etc., are compliant with state and local rules and regulations.
- Respond to all audits, inspections, site visits, and oversee all compliance in both an administrative capacity and facility-based need.
Reporting and External Communications
- Work closely with New Destiny Housing’s Family Support Program on-site social service staff in all buildings.
- Respond to public and resident questions, complaints, and disputes. Negotiate and resolve the most sensitive issues and conduct formal case conferences as necessary.
- Cultivate and maintain positive tenant-landlord relationships by responding to tenant concerns in a timely and professional manner.
- Understand the importance of delivering property management services in a trauma-informed care setting.
- Monitor the financial performance of properties, including budgets, expenses, and revenue to optimize financial outcomes.
Leadership
- Recommend modifications to property management programs, policies, and procedures as appropriate.
- Review, interpret, and apply applicable laws and regulations. Responsible for compliance with Fair Housing, Non-Discrimination, and housing legislation.
- Ensure the property management department and staff are working towards achieving the organization’s strategic goals and objectives.
- Work collaboratively with Regional Directors and Program Directors in the Family Support Program to accomplish shared agency goals and vision.
- Provide direct supervision to leasing and facilities staff. Oversee the hiring, onboarding, promotions, terminations, and transfers to maintain staffing needs and productivity of the department.
- Ensure the scheduling of ongoing regular training with all Property Management staff, using both internal and external training resources.
- Create templates, organizational structures, and all documentation needed for leasing and recertification processing.
- Create a department policy manual and ensure it is consistently up to date.
Qualifications
- A bachelor's degree in real estate management, business administration, or a related field is preferred, but commensurate experience will also be considered.
- Experience in using property management systems is required.
- At least 5-8 years of experience in building operations or property management, preferably in LIHTC buildings.
- At least 3 years of experience in supportive or affordable housing is preferred.
- Must know regulatory requirements and building codes and regulations.
- Familiarity with the HRA referral system and reporting is preferred.
- Demonstrated track record with supervision and leading teams to achieve performance targets.
- Familiarity with NYC housing agencies and relative city, state, and federal regulations including DOB, HPD, FDNY, DHS, HRA, and rental subsidy programs in NYC.
- Excellent time management and organizational skills.
- Must possess strong verbal and written communication skills.
- The position is mostly in-person with some flexibility. Travel throughout the five boroughs is required.
Compensation/Benefits
Salary is $115,000-$125,000. This is a full-time position with a benefits package including medical, dental, vision, short-term disability, PTO paid holidays, and 401(k). EOE
