POSITION SUMMARY
The Maintenance Director is responsible for maintaining the community buildings and grounds in a clean, safe, and aesthetically pleasing manner.
PRIMARY JOB RESPONSIBILITIES/ESSENTIAL FUNCTIONS
- Train, supervise, discipline, schedule, and mentor maintenance staff, including maintenance assistance, janitors and housekeepers.
- Maintain compliance of all state and local licensing requirements including OSHA, fire safety, elevator, generator and auto.
- Must have good working knowledge of plumbing, electrical, carpentry, boilers, pumps, air conditioning equipment and Ciscor call system.
- Maintain room inventory management.
- Supervise and coordinate all apartment repairs and maintenance.
- Supervise and coordinate all renovations, community repairs and maintenance.
- Responsible for preventative maintenance and upkeep of facility equipment and machinery.
- Respond and fill work orders as needed.
- Complete work in maintenance request book.
- Obtain bids and supervise work/acquisition of capital repairs and purchases as assigned.
- Coordinate with the Home Office facilities manager.
- Maintain tools, equipment, and supplies in good repair and in a safe, secure and organized manner.
- Monitor maintenance contracts annually and make recommendations.
- Be willing to be on-call in the event of an emergency.
- Other duties as required by business needs

CAUSES: Administration of meds
PREVENTION: Use caution when using needles; Always wear protective gloves; Always put needles in sharps container.
Knowledge, Skills & Abilities
- Employee must speak, understand and write fluently in English
- Employee must have a neat and clean appearance and business professional dress at all times
- Employee must be familiar with employment practices as detailed in the Employee Handbook
- Employee is required to work their assigned schedule
- Maintain good company relations by delivering prompt, warm and courteous service in a manner consistent with our philosophy. Provide overall support which assists communities in resident and employee management and retention
- Computer literate with proficiency in a variety of software applications, including strong familiarity with Microsoft Office Suite
- Working knowledge of Microsoft Excel
- Basic understanding of accounting principles
- Excellent communication skills (oral and written) and the ability to effectively build and maintain positive client and colleague relationships
- Strong time management skills with ability to prioritize and meet deadlines despite frequent interruptions
- Capable of working on multiple tasks simultaneously, while maintaining accuracy and attention to detail
Physical Requirements
Some physical demands of the job may include: sitting, walking, standing, lifting, stooping, reaching, pulling, pushing, carrying, and squatting intermittently throughout the day. Employee may be required to lift objects weighing up to fifty (50) pounds unassisted.
