Culpepper Garden includes two independent senior living facilities with 267 apartments. Our location is the largest low-income retirement property in the area, and the only one that offers a dining plan.
Our assisted living facility, the first HUD-subsidized, assisted living community in the nation, provides an additional 73 apartments for residents who need 24-hour supportive services and help with activities of daily living.
This premier low income senior housing community is seeking a dedicated professional to support our mission. The position assists the Compliance Director in conducting resident recertification's and for maintaining HUD compliance and reporting. Reviews compliance reports in both TRACS and EIV databases. Knowledge of LIHTC certifications a plus. Proficiency in One Site property management database is required. We are a busy, mission focused organization assisting our seniors by providing superior customer service and accuracy.
The Recertification Specialist is responsible for the duties listed below:
1. Processes resident annual and interim recertification's, in accordance with all HUD requirements including:
a. Send recertification notices to residents,
b. Interview residents regarding household composition, income, and assets,
c. Gather income, asset, and all verification documents from third parties,
d. Ensure proper calculation of income, assets, rent levels, etc,
e. Prepare Tenant Income Certification forms.
2. Prepares all required paperwork for Gross Rent changes.
3. Maintains resident files in accordance with HUD requirements and company policy.
4. Organizes and purges tenant files in accordance with HUD requirements.
5. Reviews tenant files to ensure compliance with HUD requirements.
6. Reviews the compliance reports in both TRACS and EIV monthly to ensure no delay in payment. Makes all corrections indicated on the TRACS Discrepancy Report and submits hard copy to Executive Director.
7. Answers questions and issues relating to tenant compliance.
8. Attends and fully participates in corporate seminars and training workshops.
9. Attends HUD trainings to keep abreast of guidelines and regulations.
10. Handles all of the above tasks in a confidential manner.'
11. Bi-Lingual Spanish is a plus.

Qualifications
- Strong understanding of LIHTC and OneSite software
- Knowledge of Fair Housing regulations and landlord-tenant law
- Experience in property management and leasing
- Excellent customer service and conflict management skills
- Ability to navigate legal administrative tasks and contracts
- Strong attention to detail and data entry accuracy
