Job Title: General Contractor
Job Description:
A General Contractor is responsible for managing construction projects from inception to completion. Collaborate with clients, architects, engineers, subcontractors, and suppliers to ensure projects are delivered on time, within budget, and to the highest quality standards. Oversee all phases of construction, including planning, procurement, construction, and project closeout.
Responsibilities:
Project Planning: Work with clients and architects during the pre-construction phase to develop project plans, schedules, and budgets. Conduct site evaluations and feasibility studies. Read and understand civil, foundation, structural, architectural, mechanical, electrical, and plumbing drawings.
Budget Management: Develop and manage project budgets, including estimating costs, negotiating contracts with subcontractors and suppliers, and monitoring expenses throughout the project lifecycle.
Resource Allocation: Coordinate labor, materials, and equipment to ensure efficient project execution. Hire and manage subcontractors and vendors as needed.
Scheduling: Develop and maintain project schedules, ensuring timely completion of milestones and adherence to deadlines. Monitor progress and adjust plans as necessary to address delays or changes.
Quality Control: Implement and enforce quality control standards to ensure workmanship meets or exceeds industry regulations and client expectations. Conduct regular inspections and address any issues promptly. Oversee the construction of complete buildings and/or structures.
Safety Compliance: Maintain a safe work environment by enforcing OSHA regulations and industry best practices. Implement safety protocols and provide training to personnel as needed.
Communication: Serve as the primary point of contact for clients, architects, subcontractors, and other stakeholders. Keep all parties informed of project progress, changes, and challenges through regular meetings, reports, and updates.
Problem Solving: Identify and resolve construction issues, conflicts, and delays in a timely and efficient manner. Anticipate potential problems and develop contingency plans to mitigate risks. Resolve dispute resolutions with the project owner in a timely and compliant manner.
Permitting and Regulatory Compliance: Obtain necessary permits and approvals from local authorities and regulatory agencies. Ensure compliance with building codes, zoning regulations, and other legal requirements.
Documentation: Maintain accurate project documentation, including contracts, change orders, invoices, and other records. Prepare and submit progress reports, payment requests, and other paperwork as required. Reviews weekly safety reports and participates in monthly safety review meetings with project personnel to ensure safety is always the number one priority.
Client Satisfaction: Foster positive relationships with clients by addressing their concerns, answering questions, and providing exceptional customer service throughout the project lifecycle.
Post-Construction Activities: Ensure proper project closeout, including final inspections, punch lists, and warranty documentation. Facilitate turnover of the completed project to the client. Oversees project closeout procedures, ensuring contract paperwork is finalized, obtaining retainages and working with executive management to resolve any project claims. Leads project debrief cycle to review all aspects of project work and completion.
Experience:
With Residential and/or Commercial background is highly preferred
Extensive experience in construction project management required
Qualifications:
General Contractor License B is highly preferred
General Contractor License A is optional
Job Type: Full-time
Pay: $102,737.00 - $113,019.00 per year
