Responsibilities:
- Leasing Strategy Development: Collaborate with developers and management teams to devise tailored leasing strategies for luxury new development projects.
- Marketing and Promotion: Develop and execute marketing plans to attract potential tenants to luxury developments. Utilize professional photography to highlight property features, amenities, and unique selling points. Coordinate photo shoots, select images, and integrate them into compelling marketing materials.
- Tenant Screening and Selection: Manage the tenant screening process, including application review, background and credit checks, and rental history verification to ensure selection of qualified tenants.
- Lease Negotiation: Negotiate lease terms and rental agreements with prospective tenants, ensuring alignment with company policies and objectives.
- Tenant Relations: Serve as the primary point of contact for tenants throughout the leasing process. Address inquiries, provide property information, and foster positive relationships to facilitate lease signings.
- Market Research: Conduct thorough market research and analysis to stay informed about local real estate trends, competitor activities, and demographic shifts impacting leasing strategies.
- Documentation and Compliance: Prepare lease documents, rental agreements, and related paperwork accurately and efficiently. Ensure all leasing activities adhere to legal and regulatory requirements.
- Reporting and Analysis: Maintain detailed records of leasing activities, including leasing status, occupancy rates, and financial performance. Generate reports to evaluate leasing effectiveness and identify areas for improvement.
Qualifications:
- Previous experience in real estate leasing, property management, or sales, preferably with a focus on luxury new development properties.
- Strong understanding of leasing principles, practices, and market trends.
- Excellent communication and negotiation skills, with the ability to build rapport with diverse stakeholders.
- Proficiency in Microsoft Office Suite and leasing management software.
- Detail-oriented with strong organizational and time management skills.
- Ability to work independently and as part of a team in a fast-paced environment.
- Real estate license or certification may be required, depending on jurisdiction.
