Job Description:
The main role of the Virtual Escrow Assistant will be in ensuring fast and successful real estate closings primarily for Assignment of Contract transactions. You must be charismatic to be able to develop great rapport with Sellers over the phone and project trustworthiness in order to procure data and items vital to the success and timeliness of the transaction. Since we are a nationwide company, the properties may be located anywhere in the US but primarily in TX and FL. You will work with Title Companies that we have an established relationship with and occasionally with others that we have not worked with before by diligently following up with Escrow Officers and their assistants in order to guide the transaction to a successful close. The job is fully remote and very fast paced, so the selected candidate must prove that they have a designated private workspace with no interruptions, minimal to no noise environment, and reliable technology such as consistently fast internet and updated computer equipment.

- Fast typist who can build and maintain rapport while filling out online forms for a client over the phone without veering away too much during conversation that the call is too long and unproductive.

- Extremely strong follow-up skills in order to get what you need from people who may procrastinate
Responsibilities:
- Assisting the Closing Director with daily administrative tasks and projects.
- Establishing great rapport and solid relationships with home owners, home buyers, investors, realtors, title companies, lenders, brokers, inspectors, and vendors.
- Assisting home owners with completing transaction required documents such as Seller Statement of Information Sheets and Payoff Authorization forms.
- Requesting required transaction items from sellers such as Government ID, existing property surveys, divorce decrees, probate documents, etc and following up until all required items have been delivered.
- Reviewing general non-state-specific as well as state-specific Real Estate Purchase & Sale Agreements for accuracy and compliance.
- Generating amendments and sending them out for e-signature to different parties involved in the transaction.
- Notating and updating transaction accounts in the company's CRM system.
- Organizing and archiving digital files in Google Drive.
- Following up daily with title companies in different states for transaction updates while kindly establishing a sense of urgency for their delivery of items such as EMD receipt confirmation, title search completion, title commitment, Payoff Requests, Payoff Statements, Closing Statements, etc.
- Reviewing Title Commitment and thinking outside the box to assist in curing schedule C items in a faster manner.
- Reviewing closing statements for accuracy.
- Scheduling closing appointments and nation-wide mobile notaries.
- Coordinating vendor appointments as well as negotiating reasonable prices and timelines with them.
- Ordering supplies and materials from Amazon.
- Following up with clients in the post-closing stage for satisfaction surveys and enthusiastically request reviews.
Requirements:
- ONLY APPLICANTS WHO ANSWER ALL SCREENING QUESTIONS WILL BE CONSIDERED.
- Over 1 year of Experience as Escrow Assistant or Title Examiner.
- Experience with "Assignment of Contract" transactions and comfortably familiar with the closing process of such.
- Must be self-reliant, proactive vs reactive, passionate about taking initiative and most importantly, demonstrate creativity when problem solving.
- Must be able to actively complete the job duties throughout the day from Monday through Friday from 10am CST to 6pm CST with little to no supervision and turn in an End of Day Report before the end of each work day.
- Must be on-call to respond to text messages or phone calls during the weekend in the case of a critical factor to an upcoming closing or scheduled vendor appointment.
- Must prove to have a designated private workspace with no interruptions, minimal to no noise environment, and reliable technology such as consistently fast internet and updated computer equipment.
