Assistant Community Manager w Affordable Housing Experience
Summary:
We are seeking an experienced and motivated Assistant Community Manager for a 700 unit mainly affordable (LIHTC, mid/mod) portfolio in Brooklyn, 6 buildings, all new developments. The Assistant Community Manager will help with the day-to-day operations of the property. This entails professional supervision of on-site maintenance staff and assisting with annual operating budgets and monthly financials. Experience with tax credit properties is a must.
Essential Functions:
- Maintenance: monitor and enter work orders, schedule work with residents and assure work orders are closed timely.
- Compliance: assure that all annual compliance requirements are met for all properties such as annual recertifications, compliance with rent stabilization laws, familiarity with HPD /HDC rules and regulations.
- Leasing: manage lease renewal process in Yardi and enter new leases as needed.
- Customer service: be the main point of contact for resident issues from the maintenance team.
- Accounts payable: review purchase orders and invoices for accuracy and proper coding; discuss any discrepancies with Property Manager prior to approving.
- Accounts Receivable: review AR reports weekly, follow up with residents on balances due.
- Ensure HPD violations are cured/cleared, e-certified prior to deadlines
- Oversee mandatory annual Window Guard/Lead Paint inspections & manage necessary repair.
- Conduct regular building & systems inspections
- Address tenant lease violations by sending out lease violation notices and notifying L&T attorney when residents continue to violate their lease.
Minimum Qualifications
- Bachelor’s degree.
- Experience with tax credit/ affordable properties is highly preferred.
- Proficient in Yardi, Microsoft Word and Excel
- Strong interpersonal skills and customer service skills
- Ability to multi-task while upholding strong attention to detail
- Excellent verbal and written communication skills
- Excellent organization skills
