Job Summary: The Maintenance Director manages the day-to-day building operations to ensure- the building stays within state regulation/ compliance. The maintenance director is responsible for the day-to-day corrections needed via work orders, emails, and/or direct instructions. Maintains the maintenance staff and ensures they perform the proper repairs and preventive maintenance needed to keep the building's infrastructure running smoothly. All work will be done in compliance with EPA, Hazmat and OSHA safety rules and regulations.

Essential Functions and responsibilities may include, but are not limited to the following:
· Ability to work with chemicals and cleaning agents.
· Ability to understand the needs of the residents.
· Ability to paint proficiently and quickly.
· Ability to multitask and/ or ability to change direction of work quickly when needed.
· Ability to perform routine, repetitive tasks with frequent interruptions.
· Ability to work flexible hours, such as early morning, evenings, weekends, holidays, and ability to assist in emergency situations.
· Ability to work on call as needed taking calls at different times throughout the week.
· Ability to assist with the MOD (Manager on Duty) rotation.
· Ability to maintain and execute a daily, weekly, monthly schedule of all departments. This includes monitoring call outs and late associates.
· Ability to understand facility’s fire and disaster plans; follow established procedures during drills and actual emergencies.
· Ability to create and implement a daily, weekly, or monthly (minimum) schedule of all maintenance associates and housekeepers.
· Ability to get multiple local quotes on projects to get the best price to maintain budget.
· Ability to direct staff in keeping the interior and exterior of the building looking clean and presentable.
· Ability to read blueprints as you will need to monitor the upkeep of electrical, plumbing and HVAC systems.
· Ability to interview, hire, train, and lead a team of maintenance directors and housekeepers.
· Ability to perform and educate fire drills and elopement drills.
· Be knowledgeable of federal, state, and facility’s rules, regulations, policies, and procedures.
· Comply with the facility’s policies and procedures.
· Comply with state regulatory guidelines.
· Evaluate emergencies and determine actions per guidelines and policies.
· Ensure that building is in compliance with local building and safety codes.
· Foster teamwork with co-workers, take actions which assist others beyond job responsibilities, treat others with respect, and have a positive impact on co-workers, residents, and visitors.
· Knowledge of basic electrical repairs.
· Knowledge of basic plumbing repairs.
· Knowledge of basic HVA (heating, ventilation, A/C) repairs.
· Knowledge of rekeying.
· Knowledge of security, fire, and other operational systems
· Knowledge of common community corrections including but not limited to leaks, furniture repair, technological issues.
· Manages the department’s monthly budget.
· Perform other duties as assigned.
Education and Experience:
· Highschool diploma/ GED Required
· Valid Driver’s License.
· Experience in operating a variety of equipment, including snow blowers, lawn mowers and small hand tools.
· 1-2 years of related experience preferred and/or similar training.
· Knowledge of senior living, Alzheimer's or a related dementia preferred.
· Per state requirements an active state certification & training.
Physical Demands and Working Conditions:
· This is a physically demanding job that could or does requires standing, moving, reaching, lifting, stretching, bending, and carrying things throughout the day.
· Position requires providing activities of daily living assistance to seniors and requires lifting and transferring or residents as appropriate.
· Must be able to lift, push, and/or pull 50lbs.
Knowledge and Skills:
· Ability to read and write comprehend simple instructions, short correspondence, and memos.
· Ability to communicate effectively in English with residents, family members and other associates
· Ability to apply common sense understanding to carry out instructions furnished in written or oral form.
· Ability judgment in emergency situations and seeks assistance when needed.
· Ability to understand basic level of a skill and can follow written or verbal instructions.
· Ability to at times work flexible hours, such as early morning, evenings, weekends, and holidays.
· Ability to assist in emergency situations.

· Basic technical skills to complete a few repetitive and well-defined duties.
· Basic knowledge of the organization in order to answer basic questions.
· Basic knowledgeable of federal, state, and facility’s rules, regulations, policies and
· procedures.
· Follow defined safety codes while performing all duties.
· Follow defined Infection Control procedures.
Required Attendance:
· Attend scheduled department staff meetings.
· Attend in-service educational programs.
· Attend annual recertifications for state required license & certificates.
