Job Description:
We are seeking an offsite Property Manager to join our property management team who will manage all aspects of a portfolio of commercial properties including industrial, retail, and office. The candidate will be responsible for all operational, financial, and administrative functions to maintain and protect the property, maximize value, stabilize expenses, and achieve client goals. The candidate is responsible for supervising, directing, and training all personnel and resources, and building relationships with clients, tenants, and service providers. This is a unique opportunity to collaborate with our brokerage firm while building our property management division.
Essential Job Duties:
-Assumes responsibility for the day-to-day management of a commercial portfolio.
-Collects rent, Common Area Maintenance (CAM) recovery charges, and all tenant billings per lease terms. Ensures timely AR collections and AP processing.
-Develops and controls annual business plan and annual budget for income, operating expenses, and capital improvements.
-Prepares monthly financial reporting packages per ownership requirements.
-Maintains positive tenant and owner relations with quick responses and resolutions to all inquiries and issues, including maintenance emergencies. Utilizes effective communication and interpersonal skills to build strong relationships.
-Develops and implements programs to enhance property productivity, tenant experience, occupancy, and functionality.
-Develops and implements programs to achieve ownership goals, enhance business needs, improve processes, and streamlines efficiency via time and cost management.
-Provides supervision, direction, and training of all personnel. Plans and monitors time management and utilization of labor. Ensures all personnel behavior is consistent with company values.
-Conducts periodic regular property inspections. Reports on physical condition, liabilities, occupancy, staffing, budgeted items, and improvements, etc.
-Bids out, contracts for, and supervises vendor services, minor construction, and capital improvements.
-Completes tenant move-ins and move-outs, and "walks-through" of spaces.
-Implements and maintains incident reporting and emergency protocols and procedures.
-Recommends alterations, maintenance, reconditioning, and improvements within all systems of position.
-Monitors and ensures that services are provided in compliance with policies, procedures, regulations, and contractual obligations and standards.
-Ensures property files are maintained and up to date including files, records, correspondence, etc.
-Communicates and collaborates with other departments including Leasing and Accounting.
-Performs other duties as assigned.
Desired Skills and Experience:
-Bachelor's degree (BA/BS) from four-year college or university.
-Minimum of 5 years of commercial property management experience.
-Real estate license required. CPM or RPA professional designation or candidacy a plus.
-Requires knowledge of financial, analytical, and quantitative principles. Ability to conduct financial analysis, calculations, and reporting.
-Knowledge AppFolio, MRI, and AVID preferred.
-Excellent working knowledge of Microsoft Office Suite.
-Excellent communication, written and verbal skills. Strong interpersonal and analytical skills.
-Excellent supervisory and leadership skills.
-Superior customer service skills including the ability to manage difficult customers and/or situations.
-Effective problem-solving, strong work ethic, multi-tasking, organizational skills, and attention to detail.
-Demonstrates initiative, professionalism, integrity, and confidentiality.
-Ability to work under pressure in a fast-paced work environment and prioritize demands to meet multiple deadlines.
-Ability to travel to properties as needed.
Salary Range: $80k – $120k per year
