The Property Manager will report to the Director of Property Management
Purpose
The Property Manager is charged with the day-to-day operations of a multi-family property in the Bronx to ensure that it is well managed and maintained. Emphasis must be placed on addressing the needs of the residents, ensuring environmental health and safety, and the provision of high quality building services. This position coordinates activities, vendors, and staff to address the current and future needs of the residential buildings and operations.
Job Duties
Building/Dwelling Unit/Systems Maintenance
- Ensures that the day-to-day operations of newly constructed residential buildings are successfully carried out including janitorial, life safety, repairs/maintenance and tenant services in full compliance with owner directives, NYC Housing Maintenance Code, and NYC and lender requirements;
- Responds to work order requests from building occupants, the Yardi system, city agencies, or owners in a positive and prompt manner, and for implementing on-going maintenance programs to the mutual benefit of the tenants, owners and the property;
- Corrects and cures any, and all, violations in the units or buildings, and on the site;
- Maintains the buildings in full compliance with all building codes, fire codes, local laws and regulations;
- Conducts various unit inspections including tenant move-in and move-out inspections, punch list inspections at initial occupancy, and 6 month/annual inspections;
- Ensures timely and correct submission of maintenance documentation, logs and reports;
- Obtains and maintains all maintenance/service contracts and warranties; and
- Schedules, tracks and maintains all cycle painting.
Tenant Relations
- Collects, posts and deposits rent payments that are obtained directly from residents;
- Prepares and distributes resident informational newsletters, flyers, and notices;
- Assists in planning property events;
- Contacts residents to collect delinquent rent payments; and
- Conducts building and unit orientations at move-in of new residents.
Administrative Functions
- Assists in the development of capital and operating budgets for the buildings;
- Assists in the hiring, training, motivating and, if necessary, reprimanding of facility personnel. Conducts performance evaluations for staff;
- Maintains resident, unit and building data in Yardi and SiteCompli systems as requested, including all work order processing;
- Orders supplies, and prepares purchase orders and invoices for payment;
- Sets up and maintains tenant files according to company policy and procedures;
- Distributes legal notices prepared by others;
- Assists with the collection of rent arrears by interfacing with tenants, distributing notices/bills, and helping tenants to obtain one shot deals and financial assistance;
- Monitors security reports and issues lease violations as necessary;
- Serves as a liaison between the social service provider and tenants;
- Issues all apartment registration notices;
- Assists with the recertification of tenants for tax credit purposes and the renewal of leases; and
- Performs other related duties assigned by supervisors.
Qualifications/Skills
- For persons with a 4-year degree, a minimum of five years of experience working as a property or portfolio manager for commercial or multi-family properties;
- For persons without a 4-year degree, a minimum of 8-10 years of relevant work experience as listed above;
- Familiarity with low income housing tax credit compliance is a plus;
- Ability to effectively communicate with residents, management staff, and vendors;
- Ability to work with multiple deadlines, while maintaining efficiency and control over projects assigned, within allowed time frames and changing priorities;
- Strong computer and systems knowledge is preferred;
- Experience with renovations and/or a skilled trade (electrician, plumber, HVAC) is a plus.
Physical Requirements
- While performing the duties of this job, the employee is regularly required to travel from floor to floor within a 6 – 15 story multi-family building;
- Use of hands to operate office equipment and building systems.

Pay: $55,000.00 - $70,000.00 per year
