Job Overview:
We are seeking a skilled Maintenance Technician to join our team. The ideal candidate will be responsible for maintaining equipment and facilities to ensure smooth operations.
Responsibilities:
- Perform routine maintenance tasks such as painting, carpentry work, and repairing electrical fixtures
- Conduct inspections to identify and resolve issues
- Troubleshoot equipment malfunctions and repair as needed
- Oversee the facilities assigned to ensure that exceptional services is being delivered tho all residents through quality maintenance practices
- Serve as a valuable member in our organization, working alongside the owner, maintenance manager, and property managers.
- Spend 75% of your time in the field performing maintenance and remodeling related tasks.
- This is a full-time position, reporting to the owner, maintenance manager, and property managers.
- Assist overseeing the daily and weekly maintenance requirements.
- Assist prioritizing, assigning, and providing quality control of work orders to ensure daily status and completion of work orders and turns assigned.
- Perform high-level, technically proficient, and urgent/sensitive work orders, including but not limited to HVAC, electrical, plumbing, general carpentry, and items with larger implications.
- Assist overseeing completion of vendor work when needed.
- Manage and execute the turnover of units and make-readies for new residents.
- Execute the property's preventative maintenance plan to maintain curb appeal and physical integrity of the the overall property.
- Assist in the development, implementation, and management of the maintenance budget; manage parts inventory and control costs to maintain budget.
- As needed, assist our facilities team in the coordination of all construction and rehabilitation projects including planning, vendor engagement and bidding, progress inspections, timeline and scheduling, and approval of completed projects.
- Responsible for overall organization and cleanliness of work areas and maintenance shops.
- Participate in on call emergency duties
- Other duties as directed and assigned.
Qualifications:
- Proven experience as a Maintenance Technician or similar role (at least 2 years experience preferred)
- EPA Certification (Type I & II) desirable
- Must be able to frequently walk and occasionally stoop, kneel, crouch, and crawl
- Must be able to lift/move loads up to 50 lbs as well as use a ladder
- Must live within 30 miles and have reliable transportation to participate in on-call duties
