Full-Time Junior Commercial Office Maintenance Engineer
Position Summary:
We are looking for a Maintenance Engineer who is eager to work hard and will learn a great deal under the supervision of the Chief Engineer. This role is responsible for ensuring the operation, maintenance, and energy efficiency of the mechanical systems within a small portfolio of mid-rise office buildings, with the main office based in Decatur, GA. The Junior Maintenance Engineer will be responsible for performing preventative maintenance and problem solving to systems which include, but are not limited to, HVAC, energy management, plumbing, electrical and life/safety systems. This position requires a hands-on individual with a high level of initiative and professionalism to create and maintain the exceptional quality that defines our properties. This individual will report directly to the Chief Engineer.
Key Responsibilities:
· Oversee the operation, maintenance, and troubleshooting of all aspects of building systems
· Acknowledge and respond to all maintenance requests in a timely manner.
· Conduct regular inspections to identify mechanical system issues, make recommendations for repairs or upgrades, and oversee the implementation of corrective actions.
· Coordinate and oversee the work of external contractors, ensuring that repairs, installations, and upgrades are completed to the highest quality standards within budget.
· Research and make recommendations to Property Manager for more cost effective and efficient methods of operating and maintaining building systems.
· Ability to obtain and review proposals for all aspects of the property.
· Capability to perform basic construction work to avoid contracting out for certain tenant build outs and other capital projects that may arise.
· Supervise vendors and be responsible for supply inventory control and purchasing.
· Ad hoc duties and responsibilities as requested by the Property Manager.
· Employee will be required to be on-call 24/7 to respond to emergency situations, such as fire alarms, power failures, flooding, elevator entrapment, etc.
Qualifications / Skills:
· Ability to work independently with a hands-on, do-it-yourself approach that aligns with the needs of a lean team with fast-paced execution.
· Must possess a strong background in all aspects of maintenance and repair including, but not limited to, mechanical, HVAC, electrical, plumbing and painting.
· Strong problem-solving skills with the ability to diagnose and resolve complex mechanical system issues.
· Familiarity with building codes, regulations, and industry standards.
· Effective communication skills, ability to exercise good judgement and a professional demeanor.
· Strong organizational skills and attention to detail.
Required Education, Experience, Licensing:
· 2+ years of experience in mid-rise office buildings or similar engineering experience preferred.
· A high school diploma or equivalent is required.
· Should be knowledgeable in computers and energy management systems.
· Construction knowledge and GC license with the ability to do minor construction work is a plus.
· Possession of a valid Driver’s License, along with auto insurance and reliable transportation.
