Technicians & Lead Technicians:
Atlantic & Pacific Build Group is seeking technicians and lead technicians to join our team in the Southern California region. This team is based out of our Tustin, CA warehouse. This position will require travel to and from client job sites. Travel may be regional or into the other geographic areas we serve.
Technician Job Duties and Responsibilities:
- Technicians assist the lead technicians and provide general labor for our inspection teams.
- This is an entry level position with opportunity for growth.
- Movement of furniture, plants, outdoor cooking appliances to allow access to the elevated element.
- Assist with drilling of installation holes for the installation of ventilation ports.
- Assist in installation of inspection ports in accordance with intended design.
- Protection of tenant and client property by properly covering, masking, or moving areas or items that may be affected by the inspection process.
- Assist with equipment and supplies, while on site.
- Clean up and restoration of inspection site to pre-inspection conditions upon completion of the observations (restore items moved to original locations etc.).
- Assist in the maintenance of all equipment including battery powered or electric tools, ladders, inventory, and the company vehicles.
Lead Technician Job Duties and Responsibilities:
- The lead technician is a field lead position responsible for coordinating field activities and providing skilled and general labor in support of the Pacific InterWest Apartment Inspections SB 721 and SB 326 Program.
- On site liaison with building owner management representative.
- Proper photographic documentation of pre-inspection conditions, with emphasis on presence, location, and condition of tenant property.
- Movement of furniture, plants, outdoor cooking appliances to allow access to the elevated element.
- Layout of inspection portal installation points.
- Drilling of installation holes for the installation of ventilation ports.
- Installation of inspection ports in accordance with intended design.
- Drilling of access holes for inspection of concealed elevated element components.
- Protection of tenant and client property by properly covering, masking, or moving areas or items that may be affected by the inspection process.
- Assist with equipment and supplies, while on site.
- Clean up and restoration of inspection site to pre-inspection conditions upon completion of the observations (restore items moved to original locations etc.).
- Assist in the maintenance of all equipment including battery powered or electric tools, ladders, inventory, and the company provided vehicle.
- It is expected the lead technician will provide general oversight and direction to the technician for furtherance of program goals and objectives and to help ensure the expected level of customer satisfaction.
- Other duties as assigned by the building inspector or operations management.
- Physical requirements may include climbing, balancing, kneeling, crouching, standing, lifting, hearing, speaking, driving and manual dexterity.
- Frequent work requiring climbing, ladders, stairs, and scaffolds. Frequent work in and around existing apartment buildings including tenant living spaces. Frequent work at heights above six feet and at times on uneven surfaces. Frequent work on uneven ground conditions in and around completed landscaping with potential challenges inherent to that environment. Infrequent evening and weekend work may be necessary.
- Work environment includes office and field environments. The field may include apartment complexes, tenant areas such as private decks, common walkways and other common areas and tenant living spaces. Travel from site to site is required. While outdoors, the employee occasionally works in inclement weather conditions, near moving mechanical parts, high, precarious places, wet and/or humid conditions, fumes, or airborne particles, toxic or caustic chemicals, risk of electrical shock, and vibration. The noise level in the work environment is usually quiet in the office to loud outside.
- The lead technician must be able to work constructively with the technicians, building inspectors, tenants, property managers and/or owners, to accomplish the goals and objectives of the PIWAI SB 721 and 326 Programs.
- The lead technician must be able to read and understand written and verbal direction.
- The lead technician must be able to clearly communicate verbally with PIWAI SB 721/326 team members and provide direction to the technicians and follow direction from the building inspector or operations management.
- The lead technician shall be knowledgeable and proficient in the use of hand power tools, such as drills, reciprocating saws, and associated bits and blades, portable scaffolding, ladders and in the use and application of drop cloths, tarps, and other means of protecting tenant personal property from damage or debris.
- The lead technician shall possess excellent communication and interpersonal skills with the ability to communicate verbally with property managers and tenants especially in situations requiring tact, discretion, and diplomacy.
Technician Qualifications:
- Clean driving records.
- Reliable transportation, this position requires daily travel to and from our client’s job sites.
- Ability to regularly exercise discretion and diplomacy.
- Ability to prioritize tasks and work independently with a minimum or no direct supervision.
- Ability to handle issues with diplomacy.
- Excellent verbal and written communication skills.
- Extremely detail oriented, well organized, and able to manage several projects at the same time with speed and accuracy.
- Self-motivated, responsible, and reliable.
Lead Technician Qualifications:
- 5 Years residential construction experience.
- Supervisory experience preferred.
- Clean driving records. The lead technician may be required to drive the company vehicle to and from the inspection sites.
- Reliable transportation, this position requires daily travel to and from our client’s job sites.
- Ability to regularly exercise discretion and diplomacy.
- Ability to prioritize tasks and work independently with a minimum or no direct supervision.
- Ability to handle issues with diplomacy.
- Excellent verbal and written communication skills.
- Extremely detail oriented, well organized, and able to manage several projects at the same time with speed and accuracy.
- Self-motivated, responsible, and reliable.
