The Maintenance Supervisor is responsible for overseeing a team of Maintenance team members of the assigned property. This includes oversight of all living experience apparatuses, equipment, and inventory. The individual is responsible for coordinating with outside solution providers, as needed.

What You Will Do:
- Responsible for the day-to-day resident retention needs of the property.
- Interviews, hires, and trains all Resident Care team members.
- Oversees daily activities of the Resident Care team, such as planning and preparing team schedules, assigning tasks and/or delegating responsibilities, monitoring progress and resident service flow, reviewing responsibilities for timeliness and accuracy, and appraising team performance.
- Responsible to manage team member performance actions such as raises, promotions, disciplinary actions, terminations, etc.
- Schedules and monitors resident living experience in all communal spaces, interior private resident suites and assists with the living experience where it does not meet the high-quality expectation of the brand.
- Assists the team to consistently evaluate sub-par quality expectations in the areas providing an elevated living experience, assisting daily in operations of functional technology, high-quality intake of building fluids, communal areas, esthetics of interior suites, exterior esthetics of the building as a whole, and the operations of all necessity equipment in the suites.
- Ensures resident living experience opportunities and sub-par apparatuses are brought back to a high-level standard. Responds promptly and professionally to handle any escalated experiences.
- Oversees suites before and after residents occupy and vacate their suite, as well as, approving the suite brand standards for an incoming resident.
- Ensures the property interior and exterior elevated living experience is met on a regular basis to uphold the high expectation of the property and identify opportunities to improve the resident experience.
- Coordinates daily inspection of health and wellness standard areas.
- Inspects building and curb appeal to ensure safety and elevated living experience are met and alerts Resident Care team of areas needing improvement.
- Oversees solution provider selection and manages relations, to ensure quality performance is met.
- Obtains proposals from solution providers, as well as oversees the tasks of solution providers to completion.
- Prepares, executes, and oversees resident care fiscal responsibilities and ensures expense control.
- Procures resident care supplies for the property while staying within the planned financial goals.
- Reviews, prepares, and submits property invoices accurately and in accordance with established guidelines.
- Communicates with property owner(s) and/or Property Manager regarding the overall resident care function at the property.
- Ensures an elevated resident care experience to prospective and current residents while promoting a high-quality living experience.
- Promotes and participates in company-sponsored training programs and ensures colleagues participate in all training classes within required time frame.
- Participates in company-provided training such as fair-housing, safety, non-discrimination, and harassment prevention.
- Complies with all company standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
What You Will Bring:
- Associates degree or equivalent customer service training in Residence Property Management apparatuses.
- Minimum of 3 to 5 years of progressive experience and responsibility in a Resident care field, two of which were holding a supervisory position directing a multi-functional Resident Care team.
- Strong programmed aptitudes, and a superior knowledge of all building apparatuses and building functional technology.
- Excellent resident care solutions and observation skills.
- Ability to define areas of opportunity to improve the living experience and resolve them quickly; familiarity with local and national building requirements ensuring a safe resident living experience.
- Familiarity with all current health and safety regulations
- Requires strong supervisory skills, coupled with excellent oral and written communication skills
- Ability to work well with ever changing priorities and or opportunities
- Must be a self-starter who can lead team members at all levels both in and out of the property.
