Responsible for the overall management and performance of multiple residential properties within the region of Mt Vernon, Delaware, Marysville, Cardington, and Marion, OH. Preserve and increase the value and integrity of the properties while meeting the financial objectives of the ownership and management.
Marketing:
- Maintain knowledge of market conditions, while implementing marketing initiatives and establishing rental rates to achieve financial goals.
- Develop resident retention plan.
Administrative:
- Maintain confidentiality in all aspects of tenants, vendors, staff, and company information.
- Ensure compliance with relevant laws and regulations including tenant, employee, and property safety.
- Investigate and resolve tenant complaints, concerns, and emergencies in a timely manner.
- Enforce company policies and community rules with consistency and fairness.
- Monitor timely input of tenant information in our property management software, AppFolio.
- Qualify prospective tenants by using Aspen’s standard rental procedures while following Fair Housing Laws.
- Complete performance evaluations on supervised team members (Assistant Property Manager and Maintenance Tech(s).
Financial:
- Establish rental rates using market research, while weighing costs associated with turnovers against proposed competitive market pricing.
- Determine lease renewal rates for current residents.
- Ensure timely rental payments and collections to avoid arrears and evictions.
- Evaluate and manage income and expenses to the budget set for the property.
Maintenance:
- Ensure buildings are well maintained by following maintenance schedules for move ins, move outs, and general work orders.
- Monitor maintenance requests to ensure completion in a timely and cost-effective manner.
- Conduct move-in inspections to determine market readiness.
- Conduct move-out inspections of units to determine resident charges for applicable damages or unpaid fees.
- Oversee capital improvement projects with corporate office.
- Negotiate and manage contracts with outside vendors.
- Conduct regular site visits to assess operations at each property.
