Job Description:
The Director of Property Services is responsible for scheduling and managing the operations and janitorial departments of a multi-building campus. This is an extremely important and high-profile position that requires extraordinary communication, computer and organizational skills along with a thorough understanding of both janitorial and operational departmental functions. You will be the main point of contact for the customer management team and as such you will be required to have a thorough knowledge of what is always taking place with your staff and on the campus. This will be accomplished by meeting with your management staff as needed and by regular tours of the property. You will also be expected to meet regularly with the client’s management staff.
The Director of Property Services will oversee the manpower needs, scheduling, ordering of supplies and performance of the janitorial and operations department. In addition, the Director will work hand in hand with the Chief Engineer to plan the day-to-day work of the Operations Department. Employer may also implement their own internal work order system and if so, the Director will be responsible for making sure the system is properly set up and maintained.
Another critical responsibility will be staffing and managing the multitude of events.
Position Overview:
· Direct activities on the job site including, but not limited to: coordinating workflow, delegating tasks, managing hands on work.
· Continually reach out to and communicate with the campus management and staff to let them know we are there for all their needs and to provide best in class service
· Consult with the management team to create the schedule for all staff members and adjust the schedule as needed.
· Receiving tasks from customer management team and ensuring that all tasks are completed on time
· Ensure that all work orders, whether generated by the client’s system or internal work order system, are completed on time.
· Establish departmental KPI’s that are reviewed quarterly with the staff and with your supervisor
· Ability to gather data, compile information, and prepare reports
· Advanced analytical, evaluative, and objective critical thinking skills.
· Skill in organizing resources and establishing priorities a must
· Hires, trains, coaches, and develops all subordinate personnel, while focusing on building an understanding of both the company’s mission and standards.
· Understands and owns process for employee on-boarding and termination, whether it be voluntary or involuntary.
· Communicating production goals with crew members.
· Monitor all tools, equipment, and machinery for needed maintenance.
· Track and record all job expenses, including but not exclusively materials and hours worked.
· Maintain a clean and safe job site at all times.
· Lead regular safety meetings.
· Inspects facilities to ensure that the site meets employer and customer standards.
· Prepares written materials documenting activities and/or related activities.
· Performs additional duties as assigned by TBD.
EXPERIENCE AND EDUCATION
· 10 or more years in a facilities management or property management role. Experience managing operational services in a multi-building environment a plus.
· Must have in-depth knowledge of janitorial and mechanical operations as it relates to a multi-building environment.
· Bachelor's degree in business or management preferred but not required.
· Advanced skills using Microsoft Office suite of products required. Must have previous experience using and entering data into a CMMS program.

Pay: $85,000.00 - $95,000.00 per year
