Works to manage construction, renovation or general large facility maintenance projects as well assist manager or direct work or matters such as improvements, air quality, prevention maintenance, energy management and monitor repair of building systems.

WHAT YOU WILL DO
Building:
-
Responsible for the overall management and operation of the mechanical, life/safety, electrical and plumbing operations for the buildings under his/her direction.
-
Manage the flow and schedule of maintenance and repair projects.
-
Participate with the Regional Director of Operations and the Facility Administrator / Executive Director in developing and managing projects, such as upgrading mechanical systems and building improvements.
General and Administrative:
-
Train and supervise the Director of Maintenance and other on site mechanical and maintenance staff.

Oversee the coordination of technical service providers, including assisting with biding contracts and the monitoring of quality control.
Financial Reporting:
-
Assist the Regional Director of Operations and the Facility Administrators / Executive Directors with the preparation of capital budgets for the properties.
Building Improvement Work:

Review construction drawings to insure all building design requirements are met.
Operations and Resident Services:
-
Monitor staff efforts in the quality and timeliness of completing resident work requests.

Oversee the Director of Maintenance and on site mechanical and maintenance staff in the implementation of a comprehensive life safety program, including resident fire drills, system testing and regulatory compliance.

Analyze energy usage and demand information and implement operating strategies to reduce costs
THE EXPERIENCES AND SKILLS YOU’LL BRING
Education and/or Experience:
-
College degree or equivalent experience required
-
7 years of direct experience in the management of mechanical, electrical and plumbing operations for commercial buildings. Individual should have experience in all aspects of mechanical, electrical, life/safety and plumbing operations in commercial buildings including; safety, code compliance and technology utilization. Individual must knowledgeable in monitoring and implementing energy conservation measures in a wide variety of commercial properties

Experience with computerized building management systems

Experience with computerized preventive maintenance and work order systems

Experience with the opening, staffing and commissioning of newly acquired properties
-
Experience with the operating and maintenance of older buildings and systems
-
Project management experience related to the upgrading and/or replacement of major building systems and construction improvements

Familiarity with various regulations affecting building mechanical operations, Examples would include: CFC's, indoor air quality, and building codes.

Familiarity with Microsoft Word, Excel, Outlook is required

Demonstrated ability to present complex data in order to facilitate analysis and decision- making

Certificates, Licenses, Registrations: Refrigeration or electrical license preferred
