Sandrock Ridge care and Rehab, at the end of the road, at the fork on Ledford St, is looking for a new Maintenance director. Prior experience in the medical field or hospitality is preferred ( Hotels, Property management, other nursing homes, ALF's, resorts, etc)
The maintenance director is responsible for the overall Physical Plant of the building
including:
Landscaping
HVAC (unless otherwise specified by a license, I.E: Freon)
Lighting
Fire systems
Fixtures
Plumbing
electrical
Personnel management and budgeting
and more (see below)
Job Description: Maintenance Director

General Description
- Ensure that all physical aspects of the building are in working order.
- Maintain the physical plant within the state and federal guidelines and regulations.
- Supervise assigned workers engaged in maintaining the facility.
- Creates schedules for housekeeping and laundry personnel.
- Order and account for supplies needed for maintenance, housekeeping, and laundry and the upkeep of the facility.
- Ensure high standards of safety, and operation/care of equipment in the facility.
- Utilize knowledge of all phases of maintenance.
- Maintain and strive to improve standards of environmental services.
- Driving residents to scheduled doctor appointments.
- Scheduling Doctor appointments.
Qualifications
- High school graduate or equivalent preferred.
- One year of demonstrated successful management experience in a health care facility.
- Must possess basic knowledge in building and equipment maintenance and related areas.
- Good physical and mental health and evidence of maturity.
- Must have skills in working cooperatively with other professionals and have the ability to organize and carry out responsibilities efficiently and effectively.
- Must have patience and tact, and ability to interact with residents based on whatever maturity level at which they are currently functioning.
- Ability to communicate effectively and appropriately in a wide variety of circumstances, both verbally and in writing.
Working Conditions
- Well-lighted, well-ventilated office space with privacy for interviewing.
- All areas inside facility.
- Outside facility/outdoors, courtyards, patios and other outside areas.
- Work areas subject to noise, distractions, and interruptions; possibility of cuts, burns, electrical shocks, and chemical burns exist, as well as slippery floors and possibility of muscle strain.
- May be exposed to communicable disease and/or verbal abuse and injury from irrational residents.
- Interacting with the general public, often in adverse conditions; many residents and their families are under emotional stress dealing with issues of illness, hospice, death, and grief.
- Frequently changing conditions in which one must be attentive and able to respond appropriately.

Duties
- Specific duties are assigned at the discretion of the facility administrator and may be adjusted to meet the needs of the facility and expertise of personnel available.
Maintenance
- Supervise assigned personnel.
- Be a working supervisor.
- Maintain floor care.
- Revise assignments in the event of an emergency.
- Maintain quality control sheets.
- Ensure quality work, and appearance of staff and advises them of conditions that do not meet departmental and facility standards.
- Order supplies and materials as required under the direction of administrator.
- Stay current with work orders, and completes daily work assignments.
- Maintains acceptable record keeping.
- Monitors and maintains the facility, keeping it safe and acceptable condition.
- Responsible for proper safety practices and maintaining of physical equipment.
- Hold all required drills and keep records in accordance with fire, life and safety codes.
- Must be able to adjust to frequent and necessary changes in methods and procedures.
- Assist in the development and approval of policies and procedures relating to department head duties.
- Serve on committees as required by statutes and regulations or as requested by the administrator
In-Service Education
- Participate in all required in-service meetings.
- Participate in selected continuing education programs if available.
Quality Assurance
- Participate in quality assurance program and attend scheduled meetings.
Responsibilities
- Understand and abide by established policies of the facility and interpret them to concerned parties.
- Maintain confidentiality of information; maintain a professional demeanor.
- Account for use of time, report sickness, and plan vacation and holiday time with administrator.
- Prepare all required reports and submit to administrator.
- Other specific duties as assigned by administrator.

Pay: $18.00 - $27.00 per hour
