Minimum Qualifications:
- Bachelor’s degree in engineering, architecture, construction or facilities management, business or related field preferred
- A minimum of five (5) years’ experience of comparable scope and complexity is required.
- Knowledge of physical asset management systems, including life-cycle management, preventative maintenance, housekeeping, security and grounds.
- Is an effective leader with a proven track record and be supportive of team and process-based organizational culture.
- Willing to travel and work flexible hours.
- Maintains a valid driver’s license and auto insurance coverage.
- Is able to read, write, and communicate effectively in the English language. Is able to see and hear or use prosthetics that will enable these senses to function adequately to ensure that the essential functions of the position can be fully met.
- Is able to push, pull, move, and/or lift supplies and equipment up to a minimum of 50 lbs.
- Possesses leadership ability and the willingness to work harmoniously with and supervise non-professional team members.
- Able and willing to work independently with flexibility and integrity, as well as effectively and harmoniously with team members, residents, family members, volunteers, government agencies/personnel, and the general public; be able to relate to and work with the ill, disabled, elderly, emotionally upset and at times hostile people within the communities.
- Must be fully up-to-date with required vaccinations.
As a Director of Resident Support you can expect to:
- Is responsible for planning, implementing and managing all aspects of the affordable living facilities services including preventive, corrective and emergency maintenance, grounds, proper standards of cleanliness including pest control, apartment turnovers, and implementing processes to ensure the safety and security of our residents, employees and guests.
- Develops staffing organization plan including in-house team members and contracted staff. Is responsible for recruiting, motivating, leading, managing, developing and evaluating employees, contracted staff, and consultants.
- Gives input on each development project including due diligence on whether projects are worthy to proceed, scope and maintenance of building with projected R4R for life of compliance period.
- Completes capital needs assessment on 1/5 of the ERS AL portfolio per year using the input to prioritize, budget and drive capital improvements.
- Provides input and manages communities’ budgets and purchasing as assigned. Provides direction on the acquisition and management of supplies. Develops and sustains beneficial vendor relations.
- Is responsible for building safety and operations compliance inspections including but not limited to NSPIRE, MOR, OCCH, OHFA and others that our communities are subject to.
- Develops effective processes to deliver results in the following areas: quality, value, customer satisfaction, financial results, team member satisfaction, regulatory compliance and organizational compliance inspections.
- Manages plant and physical assets to ensure the safety of buildings and equipment using preventative and corrective maintenance.
- Carries a cell phone and is available during off hours for emergencies and team member support.
- Travels to all ERS Affordable Living Communities will be approximately 75% of time.
