Summary of Position:
The Property Manager is responsible for maintaining the quality of the property, and the pre-determined occupancy goals and achieving maximum cash flow for ownership. The Property Manager ensures the smooth operation of all facets of the community and complies with Fair Housing and Equal Opportunity laws, as well as the company’s policies and procedures for marketing, leasing, accounting, maintenance, resident relations, and all site-level management reporting. The Property Manager will hire, train, motivate, supervise, and provide guidance, coaching, and counseling as necessary to on-site personnel.
General Duties & Responsibilities:
- Responsible for collecting rent, security deposits, and bank deposits daily.
- Follows through with resident delinquent rent collection
- Plan and control expenditures to obtain products and services at a minimum cost.
- Maintain records within property management software.
- Discuss the lease and explain the terms of occupancy or ownership
- Oversee and control the prospective resident application approvals, along with move-in and move-out paperwork.
- Initiate, review, and approve purchases and payables within authorized spending limits.
- Respond to staff and resident complaints and aid with resolutions.
- Develop and assist resident social activities.
- Enforce resident lease policies and procedures within the guidelines of fair housing laws.
- Participate in creating annual budgets and monitoring financial operations.
- Weekly physical site inspections with the maintenance supervisor
- Ensure day to day operations are being performed within company policies.
- Communicate with the Regional Manager regarding property conditions, leasing programs, staffing, and resident issues.
- Make sure the property is well-maintained.
- Any additional duties as necessary or assigned.
Supervisory Duties:
- Manage all property personnel, including scheduling, disciplining, promotions, and terminations.
- Provide in-site training, supervision, and support to property employees.
- Handle local recruitment interviews.
- Coordinate with Human Resources to oversee employee relations.
- Oversee proper communication to the property residents, employees, and prospects.
Job Qualifications:
- Minimum of five years of property and supervisory experience
- Minimum of two years of tax credit experience
- Strong written/verbal skills and ability to communicate effectively with customers.
- Ability to work with computers in word processing and property management software.
- Basic accounting skills and understanding of financial reports
- Ability to make independent decisions and handle emergencies professionally
Job Requirements:
- Bachelor’s degree preferred
- Ability to fluently speak and understand Spanish language a plus
- Must be flexible and able to work alternate schedules as needed
- Reliable transportation with a valid state-issued driver's license and current liability vehicle insurance.
- Report to work on time with a neat and professional appearance and be courteous and pleasant to residents and associates always.
- Ability to clear a background screen and drug test
- Must thoroughly understand and abide by all Fair Housing Laws and HTC/HOME compliance, as applicable.
Physical Demands:
Inspection of Property will include walking and climbing of stairs. The position may require lifting, carrying, and pushing, pulling 25 lbs. Occasionally, frequently up to 15 lbs. or negligible amounts regularly. Phone usage is also required, as is the need to speak professionally and clearly.
