Building Engineer
Hands on position with the responsibility to ensure all building maintenance, repair and operations are executed and documented properly for a single location. Comprehensive understanding of HVAC systems and preventive maintenance is important in this role.
All work must be consistent with equipment manufacturer O&M manual prescriptive guidance and with standard practices including ASHRAE and BOMA.
Role involves the following tasks, with the focus being the successful safe operation of the building
1. Assure all maintenance and operation activities for landlord obligations (i.e. all building components that the lease requires the landlord to control) are executed and documented.
2. Perform repair and maintenance activity, including but not limited to:
· HVAC Systems
· Building Automation Systems
· Building electrical
· Lighting
· Plumbing/plumbing fixtures
· Life Safety Systems
3. Communicate effectively with property management, tenants and visitors
4. Have a working knowledge of the landlord’s lease obligations for the property and all compliance that governs building repair/operation and maintenance.
5. With guidance from property manager, designate 3rd party contractor activities for building maintenance, repair and operation. Develop scopes of work for contractors and solicit competitive bids for property manager.
· Inspect contractor work to ensure completeness and compliance with contract scope and timing.
· Ensure contractor performs all work in compliance with OSHA and applicable codes and regulations.
6. Routinely inspect building components. Inspections should include photos documenting building and building component condition (e.g. air filters, condensate pans, roof, etc.)
7. Document scheduled maintenance, customer generated requests, and emergency response though the customer provided work order management system.
8. Correct deficiencies that pose a threat to building occupants and guests (ex: treat walkways for ice/snow and remove trip hazards)
9. Operate building automation system per design engineer’s sequence of control
10. Have a working knowledge of the fire alarm system and its components including the operation the fire panel, disable/enable zones, etc.
11. Ensure all work is performed per OSHA and Company safety manual. Complete applicable safety training. Company provides on-line training and on-site training as you define as necessary. Company will provide any direction or resources essential to assure all safety training required by OSHA has been provided to staff.

This role may involve after hours work and being on call to ensure proper building operation.
