Job Title: Assistant Project Manager
Position Description: Manage, evaluate, and assess information necessary to construct the project on time, within budget and to the quality specified by the contract documents. The Assistant Project Manager is the individual responsible for managing all documentation for the building of the overall project.
Reports to: Trade Project Manager, Project Manager, Senior Project Manager or Project Executive
Essential Duties
& Responsibilities*:
· Developing a comprehensive working knowledge and understanding of the contract documents, including Plaza’s contract, plans, specifications, and applicable codes.
· Ensuring strict adherence to safety, ethics, and compliance requirements at all times.
· Communicating information amongst all project team members.
· Acting as liaison with architects, subcontractors, consultants, suppliers, inspectors, other Plaza job staff, and owner’s representatives in identifying issues related to plans and specifications.
· Assisting in the preparation of scope of work documents for trades.
· Ensuring that all contract drawings and specifications properly relate to the estimate.
· Assisting with the development of the project QA/QC guidelines.
· Reviewing submittals and shop drawings. Assessing their conformance to contract specifications. Resolving any conflicts in interpretation.
· Managing Requests for Information (RFIs). Assessing their conformance to contract specifications. Resolving any conflicts in interpretation.
· Developing and maintaining reports and logs, such as General Conditions Items, labor, safety, change order logs, permits, and quality control.
· Scheduling and managing subcontractor trade coordination meetings, pre-construction meetings, and submittal review meetings.
· Assisting in the management of information on changes in the work.
· Overseeing the close-out process. Preparing final records for the project such as RFIs, close-out records, warranties, as-builts, operation and maintenance manuals, attic stock, and spare parts, and evaluating information to ensure compliance with contract documents.
· Assisting in the preparation of requisitions and supporting back-up.
*May perform other duties as necessary or assigned.
Qualifications: Minimum four years of college with formal engineering, construction management or architectural training, or equivalent building construction experience. Knowledge of general contracts, subcontract documents, drawings, and specifications is highly desirable. Must have good interpersonal and teamwork skills, desire to learn, ability to communicate well both verbally and in writing. Should be proficient with computer applications as required to perform responsibilities. Knowledge of CMiC is helpful, as is the ability to implement leading-edge technologies such as BIM and LEAN. NY employees are required to have a current NYCDOB 62-HOUR Site Safety Training Card.

Performing this job regularly requires use of hands to finger, handle, or feel objects, tools or controls, sit, talk, hear and stand. Employee must occasionally lift and/or move up to 75 pounds.
Work Environment: While performing the duties of this job, the employee works on-site at the construction worksite where the employee is regularly exposed to moving mechanical parts; high precarious places; fumes or airborne particles; outside weather conditions and risk of electrical shock. The noise in this work environment is usually moderate to very loud.
