Responsibilities include:
- Schedule and oversee property work orders; determine necessary resources and coordinate labor and materials.
- Verify and document completion of all routine maintenance and repairs in the property maintenance management system.
- Manage monthly move in/move out turnovers; schedule necessary repairs and renovations to ensure timely execution.
- Communicate and coordinate with city and state officials to ensure the proper maintenance of permits, licenses, and certifications.
- Coordinate required inspections to ensure full compliance with codes, regulations, and safety standards.
- Manage and contribute to property maintenance and enhancements, including recommending preventive and cost cutting measures.
- Establish and maintain relationships with third parties and vendors integral to project completion.
- Manage bidding processes and contract negotiations as needed.
- Effectively communicate and work alongside other departments to maintain a coordinated working environment; update team regularly regarding status of open items
- Assist with creating, tracking, and managing budgets and expenses for projects; maintain comprehensive project documentation.
- Ensure resource availability and allocation, track usage and storage of surplus materials.

- Communicate effectively and professionally with principals, team members, vendors, supervisors, and tenants in written and verbal form.
- Maintain a neat and professional appearance and demeanor at all times representing Maridian Properties
- Ability to track a variety of forms, payments, and contracts.
- Highly organized and able to multitask and oversee numerous projects simultaneously.
- Hybrid position that will require 85% in-office work, 15% on-site work.
- Strong attention to detail, deadlines, and budgetary guidelines
- Problem-solving and leadership skills
- Contract negotiation.
- Time efficient
- Strong computer skills; proficiency in Word, Excel, Outlook and learning new programs.
- Property Management experience is a plus.
- Fluent Spanish is a plus.
