Responsibilities
Team Supervisor
- Provide direction, guidance, and supervision to all maintenance team members and/or vendors/contractors in our internal community
- Provide training to maintenance team to ensure proper performance of their functions and consistency with company policies, procedures and safety standards
- Oversee cleaning, patching and painting, light plumbing and electrical work, minor roof repairs, appliance evaluation and repair, door and window repairs, troubleshooting, etc.
- Responsible for preparing and providing support for weekly maintenance team schedules by prioritizing work orders
- Manage emergency services, create, and maintain emergency plan for system back-up for customer
- Ability to manage multiple complex projects and consistently produce quality work.
- Ability to write and negotiate contracts and subcontracts.
- Ensure all project deliverable are on time, within budget and at the required level of quality.
- Be accountable for profitability, schedule compliance, field and office quality assurance, customer satisfaction and repeated business.
- Meet with executive teams in order to review project.
- Maintain open communication with and manage all subcontractors.
- Strong presentation skills.

- Regular Inspections: Implement routine equipment and facility inspections to identify potential hazards.
- Incident Response: Establish and communicate clear protocols for responding to accidents, injuries, and equipment failures.
- Continuous Improvement: Regularly review safety procedures and practices to identify opportunities for enhancement.
- Coordination: Collaborate with other departments to ensure seamless integration of maintenance activities while prioritizing safety.
- Emergency Planning: Develop and communicate emergency response plans tailored to the maintenance context.
- Documentation: Maintain accurate records of safety training, maintenance activities, and incident reports.
Safe-Working Principles/Procedures:
- Electrical Safety: Promote safe practices when working with electrical systems, emphasizing proper grounding and insulation.
- Fall Prevention: Enforce the use of fall protection equipment when maintenance tasks require working at heights.
- Hot Work: Develop guidelines for conducting hot work (welding, cutting, etc.) safely and providing proper fire protection.
- Proper Tool Usage: Train maintenance personnel on the correct use and maintenance of tools and equipment.
- PPE Compliance: Ensure that maintenance staff consistently wear appropriate PPE for various tasks.
- Scaffold and Ladder Safety: Follow industry standards for scaffold and ladder setup and use during maintenance activities.
- Equipment Inspection: Institute regular equipment inspection schedules to detect and address potential malfunctions.
- Material Handling: Provide guidelines for safe lifting, carrying, and moving heavy objects during maintenance.
- Communication: Establish effective communication channels between maintenance personnel and other relevant teams.
- Weather Considerations: Account for weather conditions when planning outdoor maintenance work.
- Environmental Awareness: Ensure maintenance practices comply with environmental regulations to prevent pollution or harm.
- Health and Well-being: Encourage maintenance workers to prioritize physical and mental well-being to minimize fatigue-related incidents.
Qualifications and Skills
Experience:
- At least 5 years working in the maintenance, restoration, and/or construction field.
- At least 2 years as a foreman, construction supervisor, or project manager strongly preferred.
Education:
- BA/BS in Construction Management, Engineering, or related field strongly preferred.
Software:
- Proficient in Microsoft Office Suite (Excel, Word, Outlook)
- Experience using work order management software/database (for work order status tracking, job costing, and scheduling)
