COMPENSATION:
- Pay range: $48.00 - $50.00 per hour.
SUMMARY:
Under the direction of the Facility Manager, the Lead Critical Facilities Technician (LCFT) requires extensive hands-on analysis, maintenance, and troubleshooting of facility operations. This role is also responsible for coordinating and training all team members.
DUTIES AND RESPONSIBILITIES:
- Develop and deliver new hire and ongoing training materials and programs (e.g., Qual Card, SNOW, eMaintenance, BMS, procedure compliance, QA/QC, and procedural approvals).
- Coordinate and manage team schedules, PTO, and shift swaps in collaboration with the Facility Manager.
- Oversee and coordinate all Customer Service (SNOW).
- Manage site preventive maintenance and contract coordination, including delegation and monitoring of work orders and PMs status and completion quality (eMaintenance).
- Support all construction projects and activities, including CRs, safety, risk mitigation, and project handoff procedures.
- Maintain, monitor, and perform preventive, predictive, and corrective maintenance on critical and non-critical equipment.
- Oversee the operation and maintenance of multiple components within HVAC systems, plumbing, generator operations, fire detection and suppression, life safety, temperature control systems, building management systems, and digital systems (including fire alarm, duress, card access, CCTV).
- Supervise and implement all electrical operations, maintenance, and energy management programs for a critical facilities environment, ensuring conformance with all change control development, approvals, and execution.
- Perform work in strict accordance with governing MOP/SOP/ERP procedures and maintenance work instructions.
- Operate and monitor critical and non-critical system equipment and components. Oversee work efforts (including 3rd party contractors) for safe and compliant operation, maintenance (corrective and preventive), and modification of critical equipment. Disable and enable fire alarm control panels and systems.
- Execute work orders for preventative and corrective maintenance on critical systems and the building’s physical structure. Order necessary materials to complete all maintenance and perform necessary work, finalizing work orders by completing documentation in the computerized maintenance management system.
- Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns.
- Monitor building operations and tour properties periodically during scheduled shifts.
- Understand the engineering design and operational aspects of all electrical systems.
- Evaluate, assign, and monitor the safe work responsibilities and safety procedures of employees and contractors.
QUALIFICATIONS:
- High school diploma and a minimum of 3-5 years’ experience in electrical or mechanical critical facilities support, or 7+ years’ experience as an HVAC or mechanical technician.
- Electrical/Mechanical certifications preferred.
- Ability to work overtime and longer shifts if needed (greater than 12 hours).
- Computer skills required: MS Office.
