A Jobsite Superintendent shall oversee all aspects of construction related activities to the project(s) assigned by Skelly Build. They shall manage the construction schedule and coordinate the performance of labor and the inventory of materials pertaining to that project(s), via sub contractors and Skelly Project Management and Materials Management Teams. Superintendents are required to post daily logs of each project(s) assigned and sent to all parties via Buildertrend software, and keep track of all subcontractors, their personnel, and hours they have spent working on their project(s). Superintendent shall perform tasks, as required, to start a new/ongoing construction project and see it through to final inspections, final punch list, and/or certification of occupancy. Projects will vary in size, scope, classification, and cost. Projects will be either residential or commercial. Superintendents will be assigned to a project(s) based on the needs of Skelly Build at large, and their previous construction experience. Superintendent compensation is based on performance and experience.
Essential Functions Required But Not Limited Too:
Life/Safety
- Safety comes first. Superintendents are required to have the appropriate sized first aid kits and the appropriate number of fire extinguishers on site at all times
- Weekly job-site meetings/verifications are required with the Project Manager and Materials Manager to ensure that all entities are adhering to the local, state and federal safety requirements and regulations.
- Superintendent shall have posted at all job-sites the phone numbers of all emergency medical facilities and police departments in the local area. Superintendent shall leave his/her own name and cell phone number in this same location. The Office Manager shall work with the Superintendent to provide job postings for the project(s)
- Safety at the job-site is the responsibility of the Superintendent and Project Manager assigned to the project(s)
- Superintendent is required to have a minimum of a 10 Hour OSHA certification.
- Superintendent to hold weekly “tailgates'' with assigned Sub Contractors to discuss safety and any probable violations that have occurred. A plan shall be put into place with each trade to avoid unsafe conditions and scenarios.
Duties:
- Report any risk management issues: I.E. safety, injuries, potential litigation, etc immediately to Project Manager or Operations Manager if necessary
- Any litigious or potentially litigious correspondence is to be addressed immediately with Project Manager
- Any task on a project may become the responsibility of the Superintendent at the direction of the Project Manager
- Required to keep a clean and safe working environment on all assigned project(s) at all times
- Required to help any subcontractor out, at any time, as needed with logistical issues and/or construction limitation solutions
- Keep Buildertrend Schedule up to date on a daily basis in Buildertrend
- Input a daily log for each assigned project(s) on a daily basis into Buildertrend
- Required to keep track of all site prep and their conditions: I.E. Dumpsters, Portable Restrooms, Hand Wash Stations, SWPP Fencing, etc.
- Responsible for maintaining and securing any Skelly Build Jobsite equipment on a daily basis
- Report any jobsite theft or damage immediately to Project Manager
- Review all submittals/materials selections and data sheets
- Review all Architectural Plan Sets, Structural Plansets, MEP Plansets, Shop drawings and Fire Designs sets and identify any construction limitations, bottlenecks, or critical paths that are affected by such.
- Order temporary and permanent utilities
- Post necessary signage where needed per Project Managers direction
- 2 Week look ahead email every Tuesday by EOD to assigned Project Manager
- Maintain jobsite organization
- Maintain Fresh Plansets
- Maintain As-Builts
- Schedule and Execute all required Inspections
- Schedule and Execute site verifications and field meetings with all assigned subcontractors
- Signed Off Punch-list
- Maintain all Operations and Maintenance manuals for all equipment that is received on site.
- Any Exploratory Construction needs desired by Project Manager: IE light demo, investigations, Water Testing.
- PPE checks for Subcontractors
- Job site walkthroughs for estimating purposes
- Turn in Weekly Sub Employee Hours and Days on Site to Project Manager for Invoicing
- Engineer inspections and site verifications
Required Weekly:
- RFI’s To Project Manager in regards to Plansets and Construction Limitations
- Submittals/Materials Selections
- Change Orders ( Sent To Project Manager for Execution )
- Schedule Updates/ Look Aheads
Representation:
- Superintendents are required to keep their personal appearance in such a manner as to represent the company in a professional manner at all times. This includes wearing a branded Skelly Build shirt/sweater/jacket any time present on a Skelly Build project(s)
- Inappropriate language and derogatory behavior toward anyone on the jobsite, regardless of circumstance, will not be tolerated and result in immediate termination.
- Superintendents are to conduct themselves in professional speech and conduct at all times
- The use of drugs and alcohol is strictly prohibited and if such activity is determined will be grounds for immediate termination
- Superintendents are authorized agents of Skelly Build only when working within the scope of their job description.
- Contractor/owner/client meetings shall be conducted by Project Manager and Superintendent with the understanding that Project Manager is the Lead Contact and is responsible for direct communication between parties. If questions arise and are directed to Superintendent without representation by Project Manager, Superintendent shall redirect such questions to the Project Manager
- Superintendent will have direct contact with all assigned Subcontractors, their employees, and their suppliers
- Scheduling and Passing Inspections is the sole responsibility of the Superintendent
- Project Managers are to be informed immediately when any issues or fails arise from the inspection process
Scheduling:
- Meetings with Project Managers will be scheduled Weekly and are mandatory. These meetings shall be scheduled a minimum of 24 hours in advance
- Weekly conference calls with Materials Management team are mandatory. These meetings shall be scheduled a minimum of 24 hours in advance
- A superintendent may NOT work remotely and may not be absent from the job-site, unless approved by Project Manager and Operations Manager
- Superintendent is responsible for the development, execution, and modification to the construction schedule at all times
- Any deviation from such schedule or schedule discrepancies are to be brought up to the Project Manager
- Any missed tasks or performance issues that are unresolvable should be brought to the Project Managers attention
- Superintendent to required to modify such schedule accordingly to meet critical deadlines. All missed deadlines are to be immediately brought to Project Managers attention
- Superintendents may be required to work Night Shifts or Weekend Shifts if the project schedule dictates. These shifts are to be discussed and approved by Project Manager
- Superintendent shall ensure all parties continue to have the most up to date construction schedule
- Subcontractors should be notified in advance, 24 hour minimum, if their scheduled day needs to be rescheduled.
Documentation:
- Superintendents shall maintain Skelly Build Laptop and IPAD at all times. This equipment is a crucial component to performing the day to day operations of the Superintendent
- Superintendent shall maintain organizational skills while utilizing Buildertrend and document all important elements of the project in Daily Logs.
- Daily Logs are mandatory to complete each day. Daily Logs shall include summaries of labor performed, times they were performed, Subcontractors present, materials received, and meetings conducted. Any additional information the Project Manager requires is mandatory to complete each day
- Superintendent shall use the time clock function in Buildertrend to clock his/her hours on each assigned project(s). This is a requirement every day
- Requests for Information “RFI’s”, when initiated in the field, shall be submitted to the Project Manager in writing either per internal Buildertrend messaging or email. “Phoned In” RFI’s need to be documented immediately in Buildertrend. Superintendents are to maintain all RFI questions and responses throughout the project for reference
- Change Order requests are to be submitted to the Project Manager in writing with the following information: Scope change and reason, expected schedule delay, expected trade delay, any variables that will affect pricing to the client
- Change Order requests are to NOT be executed until the Project Manager has given the green light. Executing work prior to change order approval will not be tolerated and is grounds for termination.
- All Change Order approvals are to be accompanied by an updated schedule which is provided by the Superintendent to all parties.
- Any jobsite safety or ethics violations shall be documented immediately and sent to Project Manager for determination.
- Any local, state or federal violations shall be reported to Project Manager immediately and documented via email.
Level of Authority:
- Superintendent my immediately remove an individual from a project(s) if the removal is warranted based on a health, life, safety, or legal issue. The superintendent may not verbally fire a subcontractor, firm, company, or employee for any reason.
- Superintendent may submit in writing to Project Manager a request to remove any subcontractor, firm, company from a project(s).
- Any requests for a subcontractor, firm, company or employee be removed permanently will be reviewed by Project Manager and Operations Manager for approval
- Superintendent may not approve labor that has not been approved by the Project Manager.
- Changes in the field that have not been authorized by the owner/Project Manager are not authorized under any circumstance.
- Superintendent may not alter the work reflected by plans, specifications, drawings, cut-sheets, or addendums without the proper approval from the appropriate persons and project manager
- When Submittals are required, superintendent may not approve, start, or in any way agree to proceed with work without Project Manager approval
- For no reason shall any promises be made to vendors of any kind in exchange for contracts, gifts, cash, or other compensation. Violation is grounds for immediate termination.
- Superintendents may NOT enter into “side jobs” or agreements of any kind with clients/affiliates of Skelly Build
Project Close Out:
- Within 5 working days of project close Superintendents shall have all necessary information input into Buildertrend which includes but is not limited to:
- All Plans and approved Building Department sets
- As-Built Sets
- All Inspection records
- Any Outstanding information required for final billing/closeout
- A final accounting of back charges to trades
