POSITION SUMMARY (Scope/Purpose)
The Director of Facilities and Engineering is a key member of the North Hill Leadership Team. Reporting to the Director of IL Operations and Corporate Capital, they lead the planning, budgeting and execution of various capital initiatives and oversee the day-to-day operations of all Plant, Grounds and Housekeeping related strategic initiatives and maintenance of the North Hill campus. Manages the department's facility management software systems including capital improvement monitoring and project execution, generating service reports, work requests and invoice processing.

Departmental Management
- Plans, develops, organizes, implements, evaluates and directs the programs and activities within the Facilities, Grounds and Housekeeping departments.
- Integrates logistical planning of facilities, grounds and housekeeping related projects, staffing and budgets.
- Develops and monitors annual and long-range budgeting for Facilities and Grounds departments.
- Ensures inventory control of Facilities, Grounds and Housekeeping/Laundry equipment.
- Oversees daily administration of vendor contracts.
- Develops and amends departmental policies and procedures.
- Respond to emergencies 24/7 to provide guidance and assistance.
Strategic Planning
- Interfacing with the Senior Leadership Team, Residents and other stakeholders, develops and executes short-range and long-range plans for maintenance, grounds, housekeeping and capital improvements.
- Conducts a comprehensive long-range condition assessment of the buildings, building systems and grounds with an annual review completed as part of the annual budget process.
Project & Capital Management
- Project management of complex assignments and projects across campus.
- Plans and manages construction and renovation projects as directed.
Maintenance
- Inspects storage rooms, work rooms, utility/janitorial closets and linen rooms for upkeep and inventory control.
- Maintains high standards of life safety, electrical and fire protection systems, HVAC and plumbing.
- Schedules, tests and maintains all life safety equipment such as sprinkler system, fire alarm system and digitizer.
- Responsible for preventative maintenance through staff and/or outside contractor of all HVAC, electrical (including generator) plumbing, grounds and building equipment.
- Provide day-to-day assistance to address problems that develop such as failed roofing and masonry, hazardous material, boiler plant failure, fires, floods, etc.
Compliance
- Maintain compliance with life safety and building maintenance codes.
- Conducts plan reviews for code compliance with all applicable agency standards.
- Develops and monitors a preventive maintenance system that will assure inspection, testing, and maintenance of all equipment at North Hill and will produce documentation as required to prove compliance with all local, state and federal regulatory authorities.
- Inspects, as necessary, all site locations of active fire suppression and detection systems impairments, as well as activity to ensure compliance with regulatory standards.
- Oversees all inspections, tests, and reports on the performance of all critical/ life safety systems.
- Reviews and develops a plan of correction for service deficiencies noted during survey inspections and provides a written copy of such to the Director of IL Operations and Corporate Capital.
- Keeps abreast of changing regulations and facilities/grounds industry best practices.
- Participates in facility surveys made by authorized government agencies.
Communications
- Conducts capital planning and project update presentations to Senior Management, Residents and assists with presentations to the Board of Trustees, as needed.
- Makes written and oral reports/recommendations to the Director of IL Operations & Corporate Capital concerning the operations of the department.
- Provides monthly inventory, statistical reports and departmental reports.
Supervisory Responsibility
This position has senior oversight and responsibility for all Facilities, Grounds and Housekeeping/Laundry Team Members.
Required Education and Experience
1. Bachelor's degree in business, construction management, engineering or related field.
2. At least ten years of increasingly responsible experience in building maintenance and construction involving facility planning, maintenance and operations.
Preferred Education and Experience
1. Master’s degree in construction management, engineering or related field.
2. Experience in long-term care, CCRC or similar.
3. At least five years in a leadership role in facilities management in healthcare.
4. Experience leading or contributing to environmental sustainability initiatives is strongly preferred.
5. At least one Massachusetts state licensure in construction, HVAC, electrical and/or plumbing.
