The Building Engineer (Non-Union) will perform regular job-site inspections and shall assist the Building Maintenance Staff in implementing the preventive maintenance program to assure that building equipment is being serviced properly.
Job duties are required of 2-3 separate buildings. Buildings 1 & 2 are located within Philadelphia city limits and Building 3 is located 40 minutes West of Philadelphia. A company truck will be provided for commute between the 3 buildings.
The Building Engineer must be registered with the city of Philadelphia (Grade A) and experienced in building operations, for the purpose of operating the physical plant, overseeing preventive maintenance routines and to provide repairs consistent with those traditionally performed by capable building engineer personnel. The plant operations will mainly consist of oversight of a separate 3rd party, however the ability to perform repairs, inspections, testing, & maintenance will also be required.
The Building Engineer license requirements are only required 2-3 days per week at a High-Rise location, while the remaining work week will consist of maintenance technicians’ duties at separate locations.
RESPONSIBILITIES
The Building Engineer has the responsibility and commensurate authority to accomplish the following duties, including but not limited to:
- Responsible for repair and maintenance of building related mechanical, electrical, plumbing, and other building mechanical systems. Work involves the lifting of heavy mechanical equipment and apparatus and may be performed in areas of extreme heat or cold. Receives and responds to service calls, takes immediate action to resolve emergency situations or system breakdowns. Performs preventive maintenance and tenant services.
- Routine and preventive maintenance duties including overseeing third party vendors servicing the mechanicals at the property.
- Minor repair and maintenance of mechanical, electrical, etc.
- Perform minor carpentry tasks, repair, or replace door hardware, locks, panic bars etc.
- Repair all restroom fixtures clear drain obstructions.
- Perform minor electrical tasks to include bulb and ballast replacement.
- Oversight of building automation systems, sprinkler & alarm systems, place systems out of service and drain for testing purposes.
- Requisition necessary material to complete required repairs.
- Inspect mechanical, electrical systems, record inspections, write reports to Supervisors.
- Perform any additional duties on an as "required" basis where such duties are within the scope of contractual obligations.
- Receive and respond to service calls. Report to Owner and/or Manager's representative on a daily/weekly basis.
- Overtime and shift work maybe required.
Position Requirements
- City of Philadelphia “A” Engineers License is required.
- Valid Driver’s License with clean driving record.
- Ability to pass a criminal background investigation.
- Knowledgeable in the operation of maintenance and repair of HVAC, chillers, boilers, heaters, pumps, refrigerant systems, compressors, electrical systems, fire alarm systems, water systems, building automation systems, etc.
- Minimum of 5 years of practical experience in building operations & maintenance
- Knowledge of City of Philadelphia, NFPA, NEC code compliance standards.
- Possess an aptitude for assessing building support functions (i.e., mechanical, plumbing, and electrical, carpentry, elevators, and fire and life safety systems)
- Ability to operate and functionally use a computer along with computerized maintenance management systems (CMMS).
- Possess a working knowledge of Safety Data Sheets (SDS)
- Ability to work under general supervision.
- Must maintain professional competence, ethical integrity, knowledge, and skills.
- Must be able to read and comprehend complicated materials and instructions and be able to communicate both verbally and in writing.
Physical Demands
· The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
· Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices.
· Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine.
· Involves movement between departments, floors, and properties to facilitate work.
· Ability to speak clearly so others can understand you.
· Ability to read and understand information presented orally and in writing.
· Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics.
Computer Literacy:
· Proficient in the use of Windows based office software including but not limited to Microsoft Office, Word, Excel, PowerPoint and Outlook.
