We are looking for a Senior Property Manager to join our team for our *brand new* property of 70 units in Middletown Township, NJ! As well as overseeing our existing senior 55+ property located in Port Monmouth, NJ.
Position Overview:
The Senior Property Manager is responsible for all aspects of property management for their assigned communities. This typically involves managing daily operation for up to 3 communities. Senior Property Managers work with property staff to maintain residential units, which involves solving resident issues efficiently while ensuring proper maintenance occurs on buildings and facilities to prevent future issues.
* Training for this position will take place at our corporate office located in Lawrenceville, NJ prior to the lease up. You must be able to commute to our corporate office temporality while the property is finishing with the lease up.
RESPONSIBILITIES & DUTIES:
- Follow up on referrals and advertising leads via telephone, email, or walk-ins
- Review and update leases
- Interview potential applicants; assist those who qualify
- Accurately maintain resident files and ledgers
- Prepare for open houses; maintain waiting list
- Create budget and financial reports for management review
- Prepare monthly resident activities calendar and/or holiday parties (if applicable)
- Create rental and marketing programs to ensure 100% occupancy at all times
- Determine training needs for support staff
- Ensure proper staffing including the facilitation of 24-hour on-site emergency maintenance
- Train property staff
- Provide consistent feedback, establish corrective actions for unsatisfactory reviews; discuss with management and HR
- Utilize and implement steps to address and detect deviations from budgets, vacancies, delinquencies and occupancies
- Understand and operate within approved budget guideline
- Complete income verifications, tenant income certifications and annual re-certifications in accordance with LIHTC and NJHMFA compliance manual
- Maintain physical compliance at all times in accordance with CIS, NJHMFA property management and operations guideline
- Inspect building and grounds to identify and address physical defects, outstanding maintenance, and resident violations
Requirements:
The successful candidate will have the following attributes to perform the essential functions of this position:
- LIHTC Certification or 2 - 3 years' experience in Tax-Credit, Section 8 and Affordable Housing
- Must have experience as a leasing professional in a residential community with a proven track record of success in meeting occupancy and delinquency.
- Annual certification experience.
- Ability to work in a fast-paced environment with minimal supervision
- Supervisory experience of personnel and maintenance staff.
- Must have great customer service and able to handle and resolve resident conflicts.
- Experience with property management software, YARDI a strong plus.
- Proficiency with Microsoft Office Suite, particularly Word, Excel and Outlook
Schedule:
Must be able to work between the appropriate business hours.
Monday - Friday 9:00AM - 5:00PM (40 hours per week) - In-person role
