POSITION SUMMARY
The Senior Project Manager will manage elevator maintenance contracts and be accountable for compliance with Chicago’s Annual Inspection Certification (AIC) program, as well as elevator modernization projects as identified within the Capital plan or as needed; focusing on the contract schedule, scope, and budget, communicating expectations to team members and stakeholders, with prompt resolution of any issues.
In managing the elevator maintenance contract, the Senior Project Manager will oversee all required testing and contractual preventative maintenance tasks, scope development for required elevator repairs or upgrades and manage overall coordination to attain safe, continuous, and efficient elevator operations. This position will also be responsible for maintaining CHA’s compliance with the City of Chicago’s elevator-related building code.
DUTIES AND RESPONSIBILITIES
· Achieve project objectives by creating clear and attainable project plans, building scope of work requirements, managing project cost, project schedule and scope of work.
· Assist with liaison activities between the CHA, General Contractors, Asset Management and Tenant groups as directed and needed.
· Manage overall performance of maintenance contracts for scope, safety, quality, schedules, and costs to ensure portfolio-wide continued elevator operations.
· Accountable for overall contract management including annual purchase order creation, monthly invoice review and processing.
· Track project deliverables using appropriate project control tools, monitor and report weekly progress of the contract to all stakeholders.
· Present reports defining project progress, problems and recommended solutions.
· Monitor and record project performance and measure variances from the contract documents and report on progress of the contract to all stakeholders.
· Hold weekly on-site construction meetings with the general contractor, architect, field manager, and various other stakeholders.
· Identify potential problems and corrective actions in a timely manner.
· Plans, monitors, controls, and records all contractual maintenance activities.
· Approve monthly maintenance schedules and process payment requests.
· Maintain accurate record keeping by monitoring all requests for additional scope, budget revisions, payments, contractor weekly schedules and overall performance.
· Other duties as assigned.
QUALIFICATIONS
Bachelor’s degree in architecture, Engineering, Construction Management or related Facilities Management with a minimum of six (6) years of equivalent field/management experience. Advanced experience in elevator operations, conveyance system components, working knowledge and experience with the Chicago AIC program. Experience in a facility manager role for large, public-sector building portfolios. Preferably for City of Chicago agencies or HUD projects.
The individual must possess excellent communication (written, verbal and interpersonal) and negotiation skills. Effective problem-solving skills are needed along with excellent organizational and planning experience. Must be able to meet schedule and budget commitments in a dynamic environment. A working knowledge of federal, state and local housing regulations and budgeting/accounting principles is preferred. Must have a valid driver’s license and be willing to travel to project sites. Must have demonstrated ability to successfully manage contracts for multiple buildings.
Proficient use of MS Office, PMP and CCM Certifications and OSHA 30-Hour certification desired.
Salary: $94,000
