Seeking experienced applicants for the position of Compliance Leasing Specialist in Phoenix, AZ for 203 units in affordable housing for Military Veterans. The successful candidate will have experience processing applications to qualify prospects for low income tax credit housing. This position reviews, certifies applications and fills vacancies for public and locally owned housing; coordinates and solicits information from various internal and external departments to process applicants; and updates and maintains daily, monthly and annual reports of occupancy from information obtained from applicants and various other sources.
MINIMUM QUALIFICATIONS REQUIRED: Experience with LIHTC program is a must. Two years of customer service experience is preferred. This position is a compliance position, and requires someone with strong organizational skills. Candidate must have very strong customer service skills working with a diverse population. Detailed oriented is a must. Excellent oral and written communication skills are required, as well as advanced math skills. Proficient in Microsoft Office required.
Basic Functions / Responsibilities

- Fosters a positive, active and collaborative relationship with residents, communities and associated agencies
- Interacts directly with prospective and current residents to achieve maximum occupancy
- Preserves and respects resident and applicant confidentiality
- Provides instruction and guidance to prospective residents during application process
- Coordinates leasing to include intakes, interviews, processing and preparation of applications, and their distribution.
- Prepares lease packages and supplemental documents for new move-ins and annual re-certifications
- Coordinates and maintains a waiting list
- Responsible for answering the phones and returning voicemails
- Responsible for updating the interest list on a daily basis
- Meets the needs of The Property Manager & Director of Compliance when related to The Department
- Reviews resident files to ensure Program Compliance is being met.
- Is a team player and can multi-task based on priority of assignment.
- Performs administrative duties for the department when needed.
- Gathers corrections at the time of a file review and physical inspection has findings
- Assist the Property Manager with duties and task as assigned.
- Prepares reports when requested from the Monitoring Agencies, Investors, Owners, accurately and within the deadline.
- Attends employee meetings and training seminars as requested.
- Performs other duties as assigned by the Director of Compliance when requested.
Physical Requirements
May engage in:
- Occasional lifting, carrying, pushing or pulling, 20 to 50 pounds.
- Occasional climbing, ascending or descending ladders and stairs, in addition to using feet, legs hands and/or arms.
- Mobility and body agility is important. Must be able to climb stairs.
- Will include walking and/or standing frequently.
