In search of an organized, full-time maintenance technician for our Property Management Company. We are a small company with about 175 unit and we are in downtown Tacoma.
Maintenance Duties include:
- Driving to each property daily to inspect properties to ensure no garbage has accumulated either inside or outside the property and if needed to remove any garbage. (All properties within ten minutes of each other.)
- Coordinate with Property manager for when units are being vacated in order to perform turnover inspections to assess the unit for repair work needed and to itemize those costs of work needed.
- Move-in and move-out inspections to ensure all systems are working properly and if not to repair them so they are.
- Generally to ensure the properties are in good working order in every respect.
- . Be a self-starter to know what work needs to be done without having to be told.
- Checking works orders in the app and closing out work orders in the app once they are done.
- Carry company phone and be available on call for emergencies 24/7 and willing to respond when necessary. The on-call duty is alternated with another maintenance tech.
Once work is identified and communicated to the property manager and the work is approved to proceed, such work tasks might include the following items:
a. Replacing or repairing sinks, faucets, toilets and fixing plumbing leaks
b. Drywall and ceiling patch
c. Plaster patch
d. Performing apartment turnovers
e. Some knowledge of Appliance repair on: Refrigerators, Dishwashers, Stove/Oven
(gas and electric), electric heaters, coin-op washers/dryers
f. Keep inventory log and purchase supplies when necessary, within a budget
g. Yard work including gutter cleaning, weeding, mowing, raking, general upkeep
h. Painting, interior and exterior
i. Cleaning Turnovers, Common Areas and pick up Trash on properties
j. Electrical knowledge is helpful
k. Re-Key Locks
l. Replace light fixtures, globes and light bulbs
m. Knowledge of power, water and gas turn-offs
Qualification, in order for you to be considered:
1. Must have some maintenance/handyman experience.
2. Must have current, driver’s license and valid insurance.
3. Must own a reliable vehicle which can be driven between properties and can be used to carry tools/supplies between properties. A truck is most preferred.
5. Must have good references from past employers.
6. Must be dependable, organized, reliable, fast worker, and provide high quality work.
7. Must be able to communicate effectively in English, both verbally and in writing.
8. Must be able to use technology effectively. This includes using the cell phone to communicate with management and being able to use an app to find work orders and to close them out in the app, once they are completed.
Position offers paid medical insurance, paid vacation, paid holidays, paid sick leave, and pay
range of $21-$24/hour depending upon experience and capability.
