What You'll Do:
- Coordinate with Assistant Project Manager and Project Manager with documentation for permanent project records.
- Subcontract field document control and filing including Submittal Packages, Shop
- Drawings, Safety Manuals, SDS files and Change Order Coordination Construction Document (CD’s, Architectural/Civil Plans) control and filing including RFI’s, SI’s, SK documents to and from consultants of record.
- Inspection reporting filing and follow-up including City inspection logs, Architectural.
- Construction Administration bi-monthly inspection reports, MEP consultant Construction.
- Administration inspection reports and Structural Special Inspection and Construction reports.
- Third Party Quality Inspection reporting and follow-up.
- Collect and maintain weekly site reports (keep master log).
- Coordinate compliance letters to subcontractors (keep master log).
- Assist in all duties regarding start-up of a project (i.e. trailer, electrical, plumbing and all temporary requirements).
- Responsible for the procurement of permit.
- Maintain the purchase order procedure.
- Gather pertinent submittals and log them in the submittal log and follow up on submittals to ensure receipt and delivery in a timely manner by a letter of transmittal.
- Communicate with consultants and subs to ensure all information (i.e. RFI’s, Architectural.
- Ability to understand instructions ranging from moderately complex to highly detailed.
- Make recommendations and modifications regarding office performance, business needs, etc.
- Any other tasks assigned or directed.
What You'll Need to Succeed
- A bachelor's degree in engineering, construction science or related field is strongly preferred.
- General knowledge of the real estate and development industry.
- Strong computer skills, including proficiency with Microsoft Office suite.
- Familiarity with construction process and multifamily projects is a plus.
- Strong interpersonal skills with the ability to interact and relate effectively, productively, and positively with other associates.
- Ability to work independently with little supervision and as part of a team.
- Ability to have flexibility with working schedule based on business and deadline needs.
- Ability to work a schedule during normal work hours and that may be other than Monday-Friday, 8-5.
