About Us: State 48 Development Consulting is a fast-growing consulting firm in the telecom sector. We are dedicated to helping major wireless carriers (Verizon, AT&T, T-Mobile) build out their 5G networks. When a carrier identifies a coverage gap, we provide the planning and technical support to get a new antenna site on air. Ongoing training and support will be provided as each project has a different scope.
Job Overview: We are looking for a dynamic and motivated Real Estate Specialist to join our team. This is a work-from-home role; however, the ideal candidate should be comfortable traveling independently throughout the state of Arizona, with frequent out-of-state visits as needed. The new hire will report directly to the Director of Operations and work closely with our project management team. As a Real Estate Specialist, your primary responsibility is to cultivate and nurture relationships with private landowners and local jurisdictions, contributing to the expansion of our client's network.
Responsibilities:
- Lease negotiations

- Candidate site selection
- Correspondence and planning with local municipalities for zoning and permitting
- Coordination with internal/external engineering teams
- Monitoring project financials
- Tracking project deadlines
Qualifications:
- Bachelor's Degree (Preferred)
- Positive attitude, willingness to learn, and ability to work independently
- Organization skills will be important for success in this role
- Availability Monday – Friday (infrequent weekend hearings)
- Reliable transportation (travel expenses covered by State 48)
- Experience and confidence speaking in front of medium-sized/large groups
- Ability to travel (less than 50%)
- Must pass a background check and have a clean driving record

1. Travel Extensively:
- Be prepared for regular travel within Arizona to meet with landowners, attend local jurisdiction meetings, and survey potential real estate opportunities.
- Anticipate trips out of state as needed for project deliverables (typical areas of travel include Las Vegas, El Paso and various areas through New Mexico. Destinations subject to change based on project needs). Anticipate 30%-50% travel.
2. Cultivate Relationships:
- Establish and maintain strong, positive relationships with private landowners and local officials.
- Conduct regular in-person meetings, phone calls, and follow-ups to ensure alignment and address concerns promptly.
3. Network Expansion:
- Identify and secure new opportunities for network growth by researching potential areas for expansion and understanding local market conditions.
- Approach landowners with proposals that align with our client's objectives and navigate local jurisdictions to overcome regulatory hurdles.
4. Strategic Planning:
- Develop and implement strategic plans for real estate acquisition and network expansion.
- Collaborate with cross-functional teams to ensure all aspects of the project, from initial contact to final acquisition, are meticulously planned and executed.
5. Documentation and Reporting:
- Maintain thorough records of all interactions and negotiations.
- Provide regular updates and reports to your team and client, outlining progress, challenges, and next steps to ensure transparency and facilitate smooth project management.
