We are seeking a diligent and experienced Property Manager to oversee the day-to-day operations of our 100+ unit apartment complex. Key Responsibilities:
- Leasing and Marketing:
- Develop and implement effective leasing strategies to maintain maximum occupancy.
- Conduct market analysis to determine competitive rental rates.
- Oversee marketing efforts including online listings, advertising, and promotional events.
- Tenant Relations:
- Address resident inquiries, concerns, and complaints promptly and professionally.
- Foster positive relationships with tenants through effective communication and conflict resolution.
- Coordinate and enforce lease agreements and property rules.
- Oversee rent collection, and ensure low delinquency
- Maintenance and Operations:
- Supervise maintenance staff and contractors to ensure timely and quality repairs.
- Conduct regular property inspections to assess and address maintenance needs.
- Implement preventive maintenance programs to preserve the property's condition and value.
- Ensure vacant units are turned, and rent ready in a timely manner
- Compliance and Legal:
- Ensure compliance with local, state, and federal regulations governing property management.
- Stay informed about industry trends, best practices, and changes in legislation.
- Manage risk by maintaining accurate records and insurance coverage.
Qualifications:
- Minimum of 3 years of experience in property management, preferably with large apartment complexes.
- Strong understanding of leasing, marketing, and financial principles.
- Excellent interpersonal, communication, and negotiation skills.
- Proficiency in property management software and Microsoft Office Suite.
- Knowledge of Fair Housing regulations and landlord-tenant laws.
- Ability to multitask, prioritize, and problem-solve in a fast-paced environment.
Job Type: Full-time
Pay: $18.00 - $27.00 per hour
Expected hours: No less than 40 per week
