Subsidized Housing Project Manager
Mission For This Role:
The Subsidized Housing Project Manager at WPD serves a very important role in helping WPD accomplish our overall mission and vision for the future. At WPD we strive to be the property management company of choice by raising the bar and providing quality standards to residents in the communities we serve alongside lifelong team members. The role supports WPD in providing quality service to residents and ensuring the WPD brand is shown at its best. The Subsidized Housing Project Manager will support all our subsidy programs, with a focus on the Chicago Housing Authority. Responsibilities will include building and managing relationships with our technicians, scheduling and confirming inspections for properties, tracking efficiencies and managing quality, auditing work and ensuring services are performed to WPD’s high standards.
Objectives For the Role:
- Within the first 3 months it will be expected that the Subsidized Housing Project Manager will be trained on all critical team processes and can execute those processes independently. The Subsidized Housing Project Manager should also have a good understanding of larger WPD operations as a whole.
- This will include but not be limited to:
- Manage the work of staff for the CHA inspection process, including: assigning, planning, and reviewing work, evaluating work performance,, coordinating activities, maintaining standards, allocating personnel and acting on employee issues that arise
- Schedule inspections and coordinate the housing inspection process to ensure KPIs for initial inspection pass rates are met
- Respond to communication to all internal and external stakeholders within 24 hours
- Review estimates and and job scopes to put into the place the best plan of action for CHA work performed
- Within the first 6 months the Subsidized Housing Project Manager will be the internal expert on operations within the department.
- Improve the process for completing inspections and all associated correspondence and reporting.
- Assign work and evaluate performance of inspection supervisors and team leads for conducting inspections, scheduling inspections and procedures.
- Track and monitor quality control inspections in accordance with HUD regulations
- Prepares and presents reports regarding housing inspections; summarizes data from inspection reports, and identifies trends or problems.
- Assist in development, updating, and revisions to CHA policy relating to inspections and the Housing Choice Voucher Program.
- Develop and implement changes to increase use of technology solutions to streamline internal processes
Preferred Qualifications:
- One-Five years of experience in the affordable housing industry
- Knowledge of Affordable Housing regulations along with a deep understanding of the Chicago Housing Authority Program operations, building inspections or code enforcement
- Effective Supervision and Project Management Skills
- Excellent written and verbal communication skills as well as computer skills
- Ability to motivate and provide performance feedback and evaluations to team assigned in the field (technicians and vendors)
- Experience on Chicago’s southside in property management or facilities

Role Details:
- Full time position, Monday through Friday, 8am to 5pm.

- Salary is commensurate with experience, and the expected range is $65K-70K
