Education/Requirement
Bachelor's degree or equivalent years of experience in food service or facilities management, preferably in a health care setting.
Preferred experience with maintenance and/or food service supervision in an institution of comparable size (preferably health care facility). Knowledge of life safety, local, state and federal codes. Preferably will have working knowledge of electrical, mechanical, plumbing and fire protection systems, building maintenance, general repairs, and/or food service safety, preparation, sanitation and food service delivery systems. Must poses a level of computer literacy with applicable programs and the internet.

Performance Requirements
The Director of Plant Operations will manage the food service and maintenance operations of the facility.
The Director of Plant Operations will oversee their staff to ensure that meals are attractive, tasteful and nutritious for the residents, families and staff assure the physical environment is safe, well maintained, home-like and compliant with regulatory and life safety regulations/standards/codes.
The Director of Plant Operations will work in conjunction with all departments in planning events that will require food service and/or maintenance support.
Physical Demands: Good physical agility, ability to stand, bend, walk, climb, reach, lift, crawl, hear, see and smell. Must be able to lift 50 pounds. Must maintain a valid driver’s license.
Mental/Sensory Demands: Must be able to read, write, and understand directions in English and have the ability to hear, speak, and write clearly. Ability to work under supervision and independently, and follow verbal and written instructions. Must be able to multi task and perform tasks with frequent interruption. Must use tact and courtesy in dealing with residents and their families, visitors and the public, employees and affiliates. Must be able to remain calm in an emergency situation. Must be able to engage and embrace culture change.
Essential Job Functions & Responsibilities/Working Environment/Potential Job Hazards
Responsible for working indoors and outdoors in all types of weather conditions with simple and complex machines, as well as with a variety of chemicals with potential hazards.
- To be responsible for the physical plant and grounds maintenance to assure a safe and attractive environment.
- Assures that the facility is at all times in excellent repair and is functional for residents and staff needs and meets regulatory compliance.
- Performs all routine repairs for upkeep of interior and exterior of facility, including basic/routine plumbing, heating, electrical and carpentry maintenance and repairs as necessary to keep the building and equipment in good working order; as well as performs routine repairs on all movable equipment such as kitchen carts, washers, dryers, housekeeping equipment, wheelchairs, etc. as appropriate.
- Responds in a timely, pleasant manner to maintenance requests
- Establishes and maintains a routine preventative maintenance program for all physical plant and equipment systems, incorporating service schedules as required by regulations and best practice.
- Utilizes and maintains documentation and systems through the TELS system.
- Keeps work area neat and practices safe work techniques.
- Maintains grounds free of litter/refuse, snow/ice, and insects/rodents.
- Maintains grooming of the grounds including lawns, shrubs, flower beds and watering as needed.
- Maintain routine concrete, asphalt, and masonry repairs.
- Maintains adequate temperature control of facility by monitoring thermostats and maintaining heating systems.
- Maintains proper lighting of all interior and exterior areas of the facility.
- Assures proper disposal of refuse, in conjunction with Housekeeping Director; and manages and oversees implementation of recycling program as appropriate.
- Ensures periodic inspections of fire control equipment such as extinguishers and sprinkler system; maintains logs of water temperature checks, generator checklists, fire alarm and door alarm checks, etc. for safety and regulatory compliance.
- Organizes and implements an ongoing preventative maintenance program for resident rooms, including but not limited to patching and painting and preparing rooms for new residents.
- Performs routine carpentry and furniture repair and small-scale remodeling projects as needed, which may include painting or refinishing furniture and equipment.
- Organizes and maintains service agreements with outside vendors including but not limited to electrical, plumbing, heating, solid waste removal, medical waste, security/wandering, and fire protection systems in collaboration with the administrator.
- Monitors building and equipment renovations, remodeling or replacement projects performed by outside contractors.
- Assures adequate supply of heating oil, propane, etc. as appropriate.
- Maintains all maintenance and parts manuals for equipment and systems.
- Orders necessary supplies within approved budget.
- Assures compliance with all applicable federal, state, and local laws governing the safe functioning and operation of the facility.
- Ensure that contractors/vendors have provided proof of worker’s compensation and general/professional liability insurance before commencing work projects on facility premises.
- Initiates communication with Administrator regarding significant maintenance/safety issues; meets with Administrator weekly and as necessary.
- Establishes and maintains Global Harmonization program including maintenance of Safety Data Sheets.
- To be responsible in overseeing all daily operations of the food service department and delegate tasks as indicated to fulfill the daily operational duties within the departments
a. To ensure that all menus have been approved by a Licensed Dietician
b. To Supervise that meals are prepared according to the approved menus
c. To ensure that each resident receives a meal according to their therapeutic diets
d. Purchase and maintain inventory according to the menu cycles
e. Plan ahead for holidays and extra functions within the order cycle
f. Maintain food supplies according to the disaster plan
g. Monitor food storage and proper rotation of food
h. Ensure that new staff are properly orientated and trained
i. Utilize the facilities QAPI process for quality assurance
j. Maintain a vendor network
k. Functions within the dietary department budget
l. Evaluates and maintains all equipment in the dietary department
m. Attends all professional meetings within the facility
n. Maintain the inventory for food, paper products, chemicals and beverages used in the dietary department
o. Understand and Complete the Dietary Section on the MDS
p. Understand and Complete Person Centered Care Plans
q. Maintain recipes that coincide with the menus
r. Maintain Documentation of Resident Weights
s. Interview New Residents on Food Likes and Dislikes
t. All other duties as assigned by the Administrator
- Functions as Director of Plant Operations:
- Coordinates/provides general and departmental orientation for new employees in a systematic manner per approved facility developed checklist.
- Participates in staff educational programs and conducts those concerning life safety and emergency preparedness and other related topics.
- Attends department head and managers meetings
- Functions as part of the interdisciplinary department head team to provide quality of life for residents.
- Actively participate in required Quality Assurance and Performance Improvement processes and meetings.
- Demonstrates adherence to facility policies and procedures
- Attends mandatory/annual in-service meetings.
- Understands and adheres to all policies and procedures and guidelines.
- Presents Maintenance in-service sessions, to orient, update, and inform facility staff to general and/or specific Maintenance related issues, concerns, guidelines and practices.
- Organizes emergency preparedness program, including the performance of fire drills as required by regulations and fire extinguisher checks.
- Category II, as indicated by standard precautions and exposure control plan “The normal work routine involves no exposure to blood, body fluids or tissue but exposure or potential exposure may be required as a condition of employment; follows handwashing procedure.
- Adheres to facility policy/procedures/practices related to safety including:
i. Using proper body mechanics
ii. Utilizing appropriate lifting techniques
iii. Using tools appropriately
iv. Using appropriate personal protective equipment including appropriate outerwear and outdoor clothing.
v. Serves as safety officer for the facility and serves on the facility safety committee.
- Supports facility care standards and community relations as set by Administrator
- Communicates closely and effectively with all departments/staff to ensure quality care for residents and help resolve issues.
- Seeks/maintains positive relationships with residents, families, visitors and staff.
- Establishes and maintains an on-call system for facility emergencies. Carries cell phone. Addresses solutions for emergencies as they arise.
- Ensures bids are obtained for work to be performed by outside vendors.
